Found the upstairs system not cooling due to a faulty dual run capacitor in the condenser outside. I replaced the capacitor under parts only warranty. The system is now cooling properly, cooling the air down to 58 degrees As for the moisture in the downstairs storage room, I don’t believe there is any duct work above that ceiling, I believe the moisture is from the humidity in the room and their being an air handler in the room. I would condition that room with a window unit or spot cooler, replace the plywood, then paint with a kiltz base paint. Billable

By the time I arrived, Mr. Kevin got the mini split on the porch to come on and start working. I did make a few adjustments to it and turned it off and back on to make sure everything was going to continue to work properly. The system came back on and everything is cooling properly at this time .

Today I performed a routine maintenance on your American standard heat pump split system. I checked all the electrical connections on both the indoor and outdoor equipment, flushed the drain line, changed the air filter, checked the capacitor ratings and checked the system operations when the maintenance was completed. Your system is over 20 years old and is rusted badly on both the indoor and outdoor unit. Your emergency pan under the unit in the attic is rusted badly and needs to be replaced. Everything seems to be running as good as it can in the condition it’s in. .
Tested system operations, component amperage’s, capacitor ratings, thermostat operations, checked the air filter, and tested defrost. The filter is clean and the system is working properly at this time in heating mode conditioning the air to 107 degrees. My only recommendation is to put a section of gutter up above the condenser so the water doesn’t drip down into the condenser during freezing temperatures. Billable.
