Today, I arrived on site to perform a summer maintenance on the HVAC equipment. Here’s a summary of my findings: Equipment Condition Overall condition of the equipment is good. Indoor coil is in good condition. Outdoor coil has been cleaned and is also in good condition. Unit Details Indoor unit located in the closet; type is air handler. Outdoor unit located in the back yard; type is heat pump. Filtration Filtration system uses a pleated 1" filter, size 20x30x1. Customer has spare filters but prefers to replace them independently. Electrical Components All tested electrical components are functioning properly within manufacturer specifications: Blower Motor Condenser Fan Motor Compressor Compressor Run Capacitor Fan Run Capacitor Contactor Electrical Wiring Inspections Inspected components in good condition: Blower Wheel Primary Drain Pan Electrical Wires secured No components found in poor condition or not working properly. Temperature Readings Return air temperature is 69.1°F.
