I arrived at the home and found that the unit that heats the master bedroom not running. I preformed diagnostics on the system and found that the blower motor was the faulty part. The unit is under a 10yr P&L. I ordered the new motor and should be ready for pick up on Monday. 12/11/23 installed new motor and the system is operating properly at this time. Performed a duct cleaning on the system. Pulled, cleaned, and sanitized all the return and supply grills, roto brush cleaned all the duct lines, pulled cleaned and sanitized the blower assembly, cleaned and sanitized the evaporator coil in place, cleaned and sanitized the inside of the air handler, and fogged the ductwork with sanitizer. Removed the old drain line and installed a new 1” drain line from air handler all the way outside. Power cleaned the mini split at his home office.

Chemical cleaning for the condenser coil 9/8/23 today I preformed a deep clean on the condenser coil. I removed the top of the unit removed all debris from the pan and chemically cleaned the coil by backwashing. The system is now clean as it should be.
