Came out on 3 system maintenance today Checked pressures checked duct work checked insulation levels cleared drains checked electrical connections checked contactors checked run capacitors checked Amp draws checked bearings checked blades checked filters checked disconnects Found. Bad 35/5 run cap Unit 1 condenser / replaced during visit. Unit 1 and 2 have furnaces that are not flush with evap coils and no transitions (will eventually cause more rust build up and leaks. (Customer states company should take care of 1 of the units) Unit 3 is very low on 410a (leak in evap coil) not in warranty. Very low/inadequate insulation levels. Unit 2 old 2004 lennox furnace has motor oil in cabinet signs of part failure. (Customer wants replaced with 2 stage heat ruud furnace and transition if needed from new furnace to evao coil done at time of installation.) No surge protection No IAQ (air purifier)

Performed a three system maintenance checking heating. Checked all electrical, mechanical and safety components. Cleaned flame sensors checked filters, checked gas pressures, checked heat exchangers and amp draws. All systems are operating properly at this time. I did find that on the downstairs system the burners were clogged causing only one of the three burners to come on. Cleaned out Orpheus and burners would now lite. Homeowner wanted to hold off on air scrubbers and surge protectors.
Conpleted 3 system matience. Master bedroom furnace blower motor is failing. Along with several safety switches. That is making the furnace unsafe to operate.
Rehung drain pan for proper slope. Checked drain is clear.
Install returning tomorrow 8/26/2020 to complete repairs needed to drain. (See attached notes)
Upon arrival both primary and secondary drain lines were clogged and the aux pan was full of water after preforming a lvl2 drain line clear weeks ago. The aux pan was also holding water as well and float switch was not triggered because of the position in the pan. I moved the float switch in proper position and also preformed a major lvl3 drain line clear. The lvl 3 drain clear included clearing both drain lines at the furnace and in the bathroom sink. I found a abundance of rust from the old pan. Drains are clear and draining properly at this time.
