Springtime HVAC Maintenance for a residential customer near Robson Ranch. Upon arrival performed a one system maintenance checking cooling. Checked inside units electrical, mechanical and safety components. Checked filter, capacitor and amp draw on blower. Everything checked out good. Then checked outdoor units pressures, amp draw and capacitor. Found that a snake had wrapped itself around the capacitor causing it to short out. With approval made wire repairs and replaced 80/5 capacitor. Made another wire repair under coil where some rodents had chewed through the wire. System is now operating properly at this time. System is 19yrs old. Recommended that replacement time is coming soon.
Gave estimate to replace 5 systems due to damages. Two units are in the shop area, three are upstairs, one above ceiling in bathroom and two in closets. The two in the closets upstairs will need the duct board extended in order to accommodate for height of new unit. Line sets outside will need to be re-ran and insulated, along with Tstat wire reconnected. Gave two estimates one with heat pumps for systems 1&2 and one with straight electric heat for 1&2. Emailed estimates over but was unable to get ahold of owner.
Checked amp draw‘s on electric heat strips on blower motor check pressures on heat pump, checked amp draw‘s on condenser fan motor and compressor, checked filter, when I was checking the pressures on the heat pump I noticed that the coil was very dirty and recommended washing it customer wanted to do that today, I also noticed that the contactor was pitted and recommended replacement they said they would like to move forward with that but not at this time
I changed filter, checked settings on thermostat, and flushed a toilet that isn't working I believe due to the cold.
Set schedule on thermostat to be a constant 75 in the heat mode, and 72 in the cool mode. Went over the settings with homeowner.
Completed 2 system tune up on both upstairs and downstairs systems. Uv replacement bulb and 4 inch filter were replaced on downstairs units
Completed summer tune up, unit is in good health with surge protection, hardstart kit and a clean unit.
Replacing a hard start kit and adding a surge protector.
