Commercial service call in Euless and Upon arrival found Ortiz three somewhat cooling. Checked RTU three and found first stage slightly low on refrigerant. Added 3 pounds of 410 A to circuit one. Supply temperature is 55° return temperature is 74°. System is operating properly at this time. System does have two duct detectors with one being tied into the unit and one separate for the fire alarm. There seems to be an issue on the fire alarm side. Recommend getting fire alarm company out to check for proper operation.
Springtime HVAC Maintenance for a commercial client near Heritage Ave. Performed a three system maintenance on RTU’s. Checked all electrical, mechanical and safety components, checked capacitors and amp draws, changed filters and cleared drain lines. Found on RTU 1&3 circuit 1 is low on Freon somewhere around 2-3 pounds. Put estimate together to either do leak search for add refrigerant. Everything else is Operating properly at this time.
Performed a three system maintenance, checked all electrical, mechanical and safety components, checked systems operations, changed filters, checked belts, cleaned condenser coils, all systems are operating properly at this time.
Upon arrival manager had stated that the unit was dripping water out of return but hasn’t leaked since Saturday 10/23/21. Checked RTU2 and found that the p-trap was clogged up with debris, cleared out trap and inspected drain pan, found that there was debris built up on the bottom of the drain pan causing pan to have a lower flood rim, with approval cleaned debris out of pan, and placed pan tablets in pan to keep pan clean. System is now draining properly at this time.
Performed a 3 system maintenance checking cooling. Checked all electrical and mechanical components, checked drains, changed filters all components checked out good. Found that on RTU2 both condenser fan motors were shorted to ground. Emailed estimate over to replace both fan motors. Also replaced customer supplied belt on RTU 2.Quote#774523 at carrier.
Found condensate drain trap clogged. Cleared out trap. Emptied primary condensate pan. Poured water into pan and checked for proper drainage. Unit is draining properly at this time. Insulation in return is still wet and may drip a little longer but will stop once Insulation dries. Took temp reading on supply and return air. Checked refrigerant charge on both circuits. Unit is working properly at this time.
