Came out today on service call for lobby unit Found Bad blower motor. Gemair has then in stock in Plano.
Upon arrival found lobby unit not cooling. Checked RTU and found that someone had replaced the transformer and unplugged the compressors, found both compressor contactors were burnt up, found R wire from transformer wired directly to R terminal on control board. Unhooked R wire from transformer and turned system on, found that the compressor contactors were cutting in and out really fast, checked pressure switches and pressures and everything was good. found that the control board would receive 24v from transformer but not put out 24v between R&C. System has a bad control board. Also filters need to be changed out in both units. Repairs were approved will call carrier in the morning to check availability on control board. Upon arrival replaced both compressor contactors and primary control board. Replaced filters in both units. Turned system one and everything is now coming on properly. Noticed that pressures were acting low, found no liquid in refrigerant system. Added 5lbs to first

Came out on service call today Found Bad blower motor for upstairs unit. 7.5 run cap is good and correct voltage and oil under motor all over the cabinet about to spin wheel when turns on makes really loud humming noise then shuts off. During service call went ahead and preformed 2 system maintenance Due to blower unable to check correct Amp draws on condenser fan motor or compressor as well as pressures for the upstairs unit. Springtime Air Conditioning Maintenance Service for a residential homeowner near Smith Elementary School. Upon arrival performed a two system maintenance checking cooling, started with indoor units checking all electrical, mechanical and safety components, checked filters and blew out drain lines. Found that both filters do need to be changed out, upstairs size is a aprilaire 410, and downstairs is a 20x30x1. Then checked outdoor units pressures, amp draws and capacitors, everything checked out good, washed outdoor coils, systems are operating properly at this time.
Springtime Air Conditioning Repair Service for a residential homeowner near Creekside At Preston. Upon arrival found system turned off and water dripping into return, checked drain line and drain pan and found line clogged. With approval took apart trap and blew out drain line, turned system on and system is now draining properly. Since we were out here less than 30 days for a maintenance waived service fee. System is operating properly at this time.
Upon arrival found back right rooms not cooling. Checked RTU and after looking at system i realized I was on the wrong unit, system that does those rooms was RTU 5. Checked RTU and notice that the blower would come on but compressor wouldn’t. Checked to see if contactor was getting 24v and it wasn’t. Checked high and low pressure switch and both had continuity through them. Jumped out both pressure switches and contactor still wouldn’t pull in, checked to see if board was sending out voltage and it wasn’t. Pushed contactor in while blower was running and found that the package unit was almost empty of R-22 refrigerant. R-22 refrigerant was discontinued in 2020. Called to get pricing on board from shearer and they had to check with there parts department to see if the control board is even available. Springtime Air Conditioning Repair for a commercial client near Stonebriar Mall. Upon arrival found system leaking water into back room. Checked RTU and found a clogged drain along with a broken p-trap. System has a negative pressure so drain sucks air instead of pushing air, system cannot drain properly without a p-trap. Found filters completely clogged, found that the evaporator coil needs to be cleaned and blower well needs to be cleaned. Checked pressures and they were fine. System is 22 years old running R-22 refrigerant and recommending replacement soon. With approval fixed drain on package unit and need to return to install 2-16x25x2

Capacitor is bad and needs to be changed. Homeowner wanted to hold off on repairs for right now.
