Springtime HVAC Repair for a commercial client near Park Village. Upon arrival tried to access roof through two different riser rooms entering codes 0620 and 8150 both codes did not work, got property managements phone number (682) 225-9007 I think her name was terry, was unable to get code per terry saying that we have to give them a copy of our insurance and two she did not have the code with her. Will need to reschedule. Performed a five system maintenance checking cooling. Checked all electrical and mechanical components, safety components, changed filters, and checked drains. Systems are operating properly at this time.

Springtime HVAC Repair for a commercial client near Park Village. Upon arrival found RTU 2 had a clogged drain line and water overflowing out of pan into show room. Disconnected drain line and blew out trap, system is now draining properly.

Commercial service call in Southlake for unit heating up the stockroom. Ran diagnostic & found blank thermostat checked roof and found breaker to unit in off position. Gave a visual electrical inspection and turned the breaker in on position and is properly working at this time.

Came out on service call Family room grill has bacterial growth all over it. Due to boot not being sealed to the drywall. Sealed boot to drywall all the way around with clear silicone. Installed new sidewall grill same as was there. Recommend Duct work cleaning.

Upon arrival performed a three system maintenance and when I finished found out that there was one more unit. Performed a four system maintenance checking heat. Checked all electrical, mechanical and safety components. Cleaned flame sensors, checked filters, checked amp draws, capacitors. Found that all filters need to be replaced. Found that the heat strips had failed on master unit, heat strips will have to be replaced, system only using heat pump for heat in master. Janet approved cleaning of 1in filter for master. Sent estimate over to replace heat kit and replace filters. Also there is a boot upstairs in one of the guest bedrooms that has the insulation deteriorating and is being blown out onto the bed. Boot is a 16x8x8.

Performed a two system maintenance checking heating. Checked all electrical, mechanical and safety components. Cleaned flame sensors, took amp draws, checked heat exchangers and flu pipes, checked filters. Both systems are operating properly at this time. Filters look good.

All drain line are not properly connected and aren't staying together. They need repair

Performed a 4 system inspection checking cooling. Checked all electrical and mechanical components, checked drains, belts, changed filters, checked amp draw’s, capacitors, pressures, contactors. Everything checks out good. Washed outdoor coils.

Manager said units in showroom don't seem to be keeping up. Checked all three package units on showroom. Found contactors chattering when second stage kicks in. Found transformer tap was set to 230 voltage and build is 208. Wrong transformer tap is causing too low of control voltage making contactors chatter then compressors go out on internal temp. Changed transformer taps to 208 voltage, reset units and ran them through both stages of cooling, checked charge on showroom units (both stages). Gonna need to 300 foot of water hose to clean condensing coils. There is a mop sink in backroom, so we will have to run water hose out to through the backroom then up to roof to clean them. Condensing coils are multi pass. Will need to split and clean all condensing coils. Will reschedule maintenance on units.

Upon arrival found that both systems Tstats would go from the time out screen to rebooting thermostat. Checked wiring and safety float switches, checked wiring at outside units all was good. Reset system and thermostats booted back up. Thermostat began to work properly, went back and forth between screens and checked alert history, found no recent alerts or current ones. System is now working properly.

Performed a two system maintenance checking cooling. Set thermostats to run at 100% and checked Indoor units, checked amp draws, electrical and mechanical components, drain lines and changed out customer supplied filter. Checked outdoor units pressures and amp draws all looked good. Found that the outdoor coils were dirty homeowner approved repairs.

Completed 4 system fall matience. All equipment was also entered. All units are operating properly at this time. I changed the upstairs April air filter 410. Also unit #4 Heat pump was washed. Other then the new unit the other 3 were signed up for chrome club annual.
