Customer called for no heat. This is a landlord/tenant situation. Upon inspection I found a code at the heat pump for low pressure lockout. Hooked my gauges up to the system and found very little refrigerant charge left. I then opened up the cabinet for the evaporator coil to look for any residual oil in the drain pan. Found a good amount of oil in the drain pan and used some leak tester liquid to confirm. Found a heavy leak in this coil. System is 7-8 years old and has 2 options to fix the issue. Basic option is to replace the evaporator coil and refrigerant. This will get it back up running without a leak but is a major costly repair. Preferred option is to replace the system with a new heat pump and indoor air handler. This is preferred due to the high cost repair is 40%+ of a new system. Will need to hear from the customer on which way they would like to move forward. System can operate on electric heat only for the time being until the repair is decided on. Explained to tenant on
