Performed a first floor dryer vent cleaning. Dryer vent, duct, flex duct and lint trap are all clear of lint and debris at this time. Dryer is functioning properly at this time and exhaust flow is optimal. Recommend dryer vent cleaning every 1-2 years. Thank you for your business!
Performed preventative maintenance on a LENNOX heat pump. Model number: 16HPX-036-230A01. Serial number: 1919F00280. Upon arrival the unit was on. I adjusted the thermostat to make sure it will run. Went downstairs to the unit and watched it run. Turned the unit off at the switch. Removed the panels. Checked the electrical connections to make sure they are properly secure. Checked the evaporator coil for any dust build up. Poured water into the condensate trap and watched it drain properly. Poured water into the condensate pump and watched it pump out properly. Changed the 16x25x4 filter supplied by the homeowner. Took an amp draw of the fan. Running within the manufacture’s specs. Placed the panel back in the unit and watched it run. Went outside to the condenser and watched it run. Checked the coils for any dirt build up. Removed the panel and brushed out any spiderwebs. Checked the contactor and capacitor. Capacitor is a little low and I recommend replacement soon. Took an amp draw
Manufacturer York Model # YHJF24S41S 1A Serial # W1B1738267 Came to the customers house to level the outdoor condenser then I cleaned the evaporator coil.after that I tested the system then completed a maintenance on the system, customer supplied the 16x20x1 filter. I took a temperature split it was 19 degrees. Then I made sure drain was working properly. After that I performed a amperage readings on condenser fan motor .75 amps and the compressor 3.8 Amps. The contactor and capacitor are both operating properly.system is operating properly at this time.
Came out today to investigate a Goodman AC system that froze last week. Model #Gsz130421ah, serial #1408196842. Upon arrival the system was in the off position at the thermostat. I ensured that the air handler and condenser were completely thawed out. I powered down the system and removed the access panel. (This system was installed backwards, the access panels face the wall). I found a completely clogged air filter dated Aug/2021. I replaced the 20x20x1 air filter. I re attached the access panels and powered the system up. I called for ac and observed the system operating normally. Performed preventative maintenance. I powered the system down and removed the access panel. The evaporator coils are in fair condition. I tested the drain pan and drain line to ensure that there are no leaks or clogs. System number one located in basement. Performed preventative maintenance for a high efficiency Lennox system. Model number XC17-036-230-03 serial number 5811B11117. Inspected the evaporator coil. Poured water into trap, watched water drain into the pump. Poured water into pump until it turned on. Checked blower motor and fan. Checked all electrical connections to make sure they are secure. Merv11 16 x 25x 5 will be changed in the fall. We shut down the humidifier for the season. Reattached the panels, turned on equipment and watched it run. Examined the outdoor condenser. Brushed out any spiderwebs inside the electrical casing. Took amp draw for the fan, .96 amps. Took amp draw for the compressor, 5.99 amps. Put panel back on. Temperature split at 18°. Turned unit off at the thermostat. Second unit located in the attic. Performed preventative maintenance on a Trane AC system. Model number XB 1000 1.5 TON, serial number 54045UN5F. Manufacturer Air temp Model # VS5BD - O60KA Serial # VSF150707793 Customer had no ac. The system is new but poorly installed. The filter dryer is in backwards the unit is not pitch right and the condensate pump is not properly piped in,and the drain like does not have pee trap. Their is no stab in the disconnect. Came out today to inspect a leaking issue. Upon arrival the homeowner thought that her Trane system may be leaking into the unit downstairs. Model #Twg025A140b1, serial #21612766v. Upon inspection I found that the 20 year old system was lacking maintenance. I inspected the system and tested the drain lines . There are issues with the system but leaking is not one of them. I inspected the washer connections that are in the same room. I found that the gate valves for the system are completely corroded. The pipes that go into the wall are in rough condition as well. To fix the pipes for the washer the water would have to be turned off. The washer will have to be removed and you would have to cut into the wall. Unfortunately this is out of chuds scope of work. Recommend reaching out to a local plumber. I presented the homeowner with several options to help improve the system. The homeowner would like to handle the leaking issues before dealing with the AC. Cleaned out condensate pump and test drain from the evaporator coil. Performed a amperage reading on the blower motor, compressor and condenser fan motor. They are all operating properly. Both capacitor on the indoor unit and outdoor unit are reading low MFD. system is operating properly at this point. I powered the thermostat down and the system itself. I removed the access panels and inspected the air handler. The evaporator coil’s are clean and in good condition. Tested the drain pan and drain line with several bottles of water to ensure that there are no clogs. I replaced the air filter size 20x20x1. I checked all electrical connections to ensure that they are secure and in good condition. I re attached the access panels and powered the system back up. I called for ac and observed the system starting normally. The condenser coils are clean and in good condition. The heat pump amp draws are .43 for the fan and 7.1 for the compressor.
