Performed preventative maintenance for gas furnace. Replaced the Merv 11 20x25x5 air filter that the customer supplied. Inspected all the electrical components. Confirmed proper high and low voltages. Cleaned the burners, flame sensors and burner compartment. Tested all the safeties for proper operation. The system has a bypass humidifier that has not been turned on so it has a new panel. Next fall the #35 water panel will need replacement. Performed a combustion analysis on the furnace. System is operating at 82.3% efficiency with a CO level of 26ppm. Customer asked about the tankless water heater as well. The unit is only about a year old. Doesn’t need service at this point but doesn’t hurt to have maintenance on it next year as well as flush the system to keep scaling down. System is a Bradford white tankless unit. System is operating properly at this time. Customer would like to talk to us about system for heating only in the basement since his office is there and he has no basemen

Performed preventative maintenance for 4 zone high efficiency boiler with 1 zone indirect domestic tank per maintenance agreement. Cleaned out the burner compartment and the buildup within the drain. Tested all 4 zones for proper operating. Inspected all electrical components. Inspected all water pipes for no leaks. Boiler is operating at 15psi with a temperature of 175°F. Performed a combustion analysis on boiler. System is operating at 95% efficiency with a CO level of 7ppm. System is operating properly at this time. System is operating properly at this time.

During set up for duct cleaning it was noticed that there was no access to attach the vacuum hose to the supply trunk. The unit has an open return. At this time we are not able to properly clean the duct system. Management was notified of the situation and it’s recommended that a 16x16 access panel be installed above the air handler. Once the access panel is installed a proper duct cleaning can be conducted. Please reschedule once the access panel is finished.

Performed preventative maintenance on Carrier AC system. Replaced 14x30x1 air filter. Tested evaporator coil pan and condensate line for proper drainage. Temperature split was 6°. Connected gauges and have a low side psi of 66 and a high side psi of 226. This unit needs a refrigerant charge. Quoted the customer for easy seal and dye and 4 lbs of R-410A refrigerant. Both compressor and condenser fan motor are within the rated amperage for this unit. Performed work and not the unit has the proper refrigerant charge. System is operating properly at this time and is ready for the summer season. ***Office set up leak investigation 4 weeks from today.****

Issue with communication from thermostat to outdoor condenser so AC wouldn't turn on. Inspected unit and discovered lose communication wire on control board. Re connected wire and tested AC, AC is operating properly at this time. I recommend a condenser coil cleaning on 1st floor condenser as it is really dirty and restricting air flow through coil. Also to re level condenser for second floor. Customer wants to go through with condenser coil cleaning.

Performed 2 bedroom duct cleaning with sanitizer as well as a dryer vent cleaning. Removed all dirt and debris from within the system and ductwork. After all dirt was removed we followed up with an antibacterial fogger which kills 99% of viruses, bacteria, microbial growth and odors. Lastly we performed a dryer vent cleaning to remove all lint and debris from within the vent pipe. Tested the dryer operation after cleaning was completed. Dryer vent is working at maximum performance at this time. Heat and air conditioning system is also working properly at this time.
