Performed preventative maintenance for gas furnace. Replaced the standard air filter (16x25x1). Inspected all the electrical components. Confirmed proper high and low voltage. Cleaned the burners, flame sensor and burner compartment. Tested the amp draw for the blower and inducer. Blower is operating at 2.8A and inducer is operating at .3A. Performed a combustion analysis on the furnace. System is operating at 83.4% efficiency with a CO level of 19ppm. System is operating properly at this time. Returned to replace a 40 Gal gas chimney vent TALL water heater. Drain, remove and disposal of water heater. Adapt to current water and gas piping. Adapt to current flue piping. Purge all air from the tank and water pipes. Test the new water heater when completed. New Bradford white water heater comes with a 6 year manufacturer tank warranty and a 1 year chud labor warranty. 2 techs are needed due to basement steps. Waited for tank to get up to temperature to make sure the tank didn’t have issues like the last one. Found no visual leaks from the tank or piping when completed. This is a billout due to this being a rental property

Tested the amp draw for the blower, compressor and fan motor. All were operating within the manufacturer specs. Tested the temperature split between the supply and return. System is operating at a 19° differential. Tested the drain and the condensate pump. Drain is clear and pump is working as it should. On arrival I found the water heater relief valve blown dumping water into the basement. Spoke with the homeowner Heather with a quote for a new water heater. She approved the replacement. We will return tomorrow between 9-10am to replace. Air conditioning system is operating properly at this time. No charge due to prepaid maintenance agreement.
Performed air duct cleaning and sanitation on a 3 bedroom single system house. All vents and ductwork are clear of dust and debris at this time. System is functioning properly at this time. Recommend duct cleaning every 3-4 years. Performed dryer vent cleaning. Dryer vent, duct, flex hose and lint trap are all clear of lint and debris at this time. Dryer is functioning properly at this time and exhaust flow is optimal. Recommend dryer vent cleaning every 1-2 years. Thank you for your business!
