Gerry performed a furnace tune up, customer was going to get a new furnace but has cancelled job.
Tom is looking to get quotes to replace his basement heat pump. I have provided 2 quotes for Tom to review.
Today I came to Toms Airdrie home because the basement heat pump didn’t appear to be working. Toms son has been turning on the air conditioning portion of the system at night. This tripped the unit. We reset the system and the unit is producing 82 degrees of a max 85 degree discharge. This unit can not be turned on to cooling if it is below 1 degree Celsius outside.
I arrived at Meiga Development Corp in Balzac to evaluate repairs to a large hanging shop heater. They recently had natural gas service to the shop installed. The gas valve was modified and cracked during that time, it is leaking gas, I have shut off the gas shutoff valve. The gas valve must be replaced it is a major safety problem. The draft inducer motor grinds and shakes the whole unit, it is burned out and vibrating, causing bad combustion and overheating. The air pressure switch is operating normally. Parts have been sourced available in Alberta, for freight. Client has declined to commit to repairs at this point, paying dispatch and diagnostics. Need manager approval before signing for repairs. Can apply diag fee to repair or replace option, before oct 22, 2021.

Today July 15 2021, I came to 149 Sharp Hill Drive, Balzac, AB T0M 0E0 Canada to perform a heating system inspection for the potential home buyer. The home has been vacant for approximately 6-7 month and the buyer would like to know the condition of the hydronic heating system. Amar is the potential buyer and he had Ahmed (realtor) meet me on site. The hydronic system is original and is from 2002. The Burnham, floor standing, low efficiency boiler is in fair to poor condition. The boiler heats the whole home through 8 zones of under floor, under slab and fan coil systems, plus heats the indirect domestic hot water tank. The heat exchanger is in good condition however the control system is very warn and makes a loud buzzing when the boiler starts up indicating impending failure. The fan coil system (forced air heated by water) is working well and in good condition. The domestic, indirect water tank is still working but has rust appearing at the top. Came today to Zytech Building Systems in Balzac for a service call due to a leak concern. Upon inspection found a small wet spot on the floor of the woman’s washroom behind the receptionist desk. Checked the duct work and ceilingwet spots or fresh water. Nothing present. Checked out the washrooms and coffee room upstairs and there are no signs of any leaks present. In the mechanical room there was a wet spot on the floor around the floor drain that two condensate lines run into from the furnaces. After speaking with Shaun on the phone he said he put one of the condensate lines back over the floor drain this morning as it was draining on the floor. The flooring around the floor drain is plywood. Shaun also had a concern about the floor drain being back up - with the amount of condensate running down it and testing it with some water from the tap it is functioning as it should.
Out here in Balzac providing some options for duct and furnace cleaning. Customers were happy.
