Tech came out to perform heating maintenance inspection. Tech tested the heating system: checked gas pressure, temperature, exhaust fan amperage test, blower motor amperage test, flame rectification sensor test, exhaust fan vacuum test and a combustion analysis. Furnace is in great working order at this time. Clients basement toilet was very wobbly and leaking slightly from the base tech lifted toilet under warranty replaced the wax seal replaced the toilet bolts shimmed the toilet as the floor is not levelled correctly and silicone around the base tech informed client to let silicone dry for 24 to 48 hours Client also had concerns with boiler vent, releasing gas, tech inspected, and after speaking with the client and the neighbour who had the concern tech explained, this is a normal process and it is a very small amount of gas when the system is doing its pre-and post purge. This is normal and goes away after 2 to 5 seconds. Tech explained to both the client and the neighbour tha

Furnace is in great working order at this time. Tech made two notes. 1- the humidifier pad is calcified and leaking into the furnace. The pad should be replaced to prevent any damage. 2- the ducts, blower assembly and secondary heat exchanger are very very dirty. This is causing the furnace to lock out some times on high limit. Client is in the middle of remodelling the home. And asked for a duct cleaning quote. Tech has quoted work. Client will discuss with her husband and schedule duct cleaning after the remodelling has been done
Today I came to Julie and Mike’s Cochrane area home to perform the annual family plan boiler system inspection and service. Both systems are 10 years old and have been well maintained. Both are identical for the most part and service an indirect water tank, 1 zone of under slab heating in the basement, and 1 zone of under slab heating in either garage. East mechanical room: Upon inspection and maintenance of the 10 year old system I tested and adjusted the boiler, heat exchanger, ignition and flame rectification systems, venting and gas lines. Checked all pumps, piping and controls. Check air elimination devices and expansion system. Tested glycol levels, hydronic feeder, and general system operation. The boiler is in good condition however has a hard ignition indicating the heat exchanger should be cleaned. This should be done every 2-3 years and it was last done 2 years ago. Arrived onsite as client has concerns with main floor toilet (contrac banjo) not flushing properly but I was unable to re create issue Flushed toilet several times with lots of tissue paper to attempt backup but was unsuccessful Advised client to have us out when issue is happening so it can be assessed properly
Water pressure in the house is at 75 psi,hwt 50 gal PDV,The circulation pump on the hwt is not working properly is old and builds up with calcium,need to be replaced. Return today jun2/25 to complete the work needed,Job to do Remove old circulating pump from the hwt ,supply and install new circulating pump on the hwt ,supply and install new water lines pex,supply and install new shut off valve,complete installation.The hwt 50 gal PDV is about 12 years old,recommended to be replaced ,customer have been informed and presented with the option for a new hwt 50 gal PDV,customer will like to view the option.customer is satisfied with today service.

Today I came to Andrew’s Cochrane home because the combi boiler is dripping. Andrew has explained that after the hydronic system was flushed in February he found the pressure relief valve on top of the unit has been dripping. Upon visual inspection I found the pressure in the system is good at 23 psi when running. There are 2 pressure relief valves on the heating side of the system and only 1 is leaking indicating a failing valve. Andrew will replace the valve himself and is happy with my visit today.
Client called us out today, February 19, 2025 to flush combination boiler both the hydronic and domestic side tech quoted work. Client approved tech drain system, both domestic and hydronic side and flushed both with chemical the domestic with descaling solution, and the combination boiler, hydronic side was flushed with Farox boiler cleaner. Tech let system flush for about an hour hour and a half domestic heat exchanger had some debris, but was in good condition. Home does have a water softener and is functioning properly. The boiler heat exchanger and piping had black fluid coming out due to how dirty it was. This has been the first time it’s ever been flushed. Tech flushed it out with clean water and then repeated with another bottle of Farrox boiler cleaner this time it is much cleaner tech flushed out with fresh, clean water, both hydronic and domestic sides for about 1015 minutes. The gas valve would not operate. Faulty gas valve. I recommended that the pilot assy and gas valve be replaced. They decided to replace the gas valve and pilot assy. The gas valve is out of stock but is supposed to be in stock in about a week or so. I let them know that as soon as the parts are all in stock we would call and arrange for me to return.
