Today I came to Blake and Lisa’s Cochrane home because they are doing renovations to the home and want a new furnace, water heater, and air conditioning system. Blake also want a new gas line to the kitchen for a new gas cook top. The home is 1088 square feet and will require a 60000 btu furnace and 2 ton ac system. The electrical panel can’t accommodate a new ac system. There is only 2 wires to the thermostat and Blake will run a 6 wire when he does the renovations. Tentatively scheduled to return Monday April 22 2024 for furnace, ac and tankless installation. Blake and Lisa have not paid a deposit at this time and will find the funds within the next week. The job can be canceled at any time however discounts will not apply past end of April. Either 50% to be collected up front or financing in place before parts can be ordered.

I attended heathers Cochran home to perform the plan service on her 15 yr old furnace in her new home. I found the ducts dirty, the condensate collector box showed signs of leaking and the furnace control board was set up for a 2 stage thermostat, but was not wired for a 2 stage thermostat. This meant the the furnace never came out of low fire. Set control board properly and ensured furnace went to high fire. Humidifier requires a new evaporator pad. The hw tank is 15 yrs old and they do not have ac.

Today March 14 I came to Karen’s home in Cochrane because her lav sink is backing up. Upon visual inspection this is exactly the case. It seems to be clogged and drains very slowly. Karen also had some concerns about 2 showers dripping. After looking at both of them they seem to not leak at all. Karen will get some more info from her daughter who lives with her and see what the issues are. After doing a thorough evaluation of the system I noticed a very old tankless in the home. Maintenance date on. The tankless says it’s due for a flush. I have left quotes for a flush and water softener for a later date to think about. Couldn’t take a pressure as the service drain valve was seized. There is a what looks like a brand new prv so the pressure should be perfect. After going over some options Karen decided on cleaning the lav sink. After pulling out the pop up drain it was clogged with a lot of hair. Once cleaned and put back together everything drain’s beautifully. Karen is very happy wit

Today I came to Leo’s Cochrane area home because he is getting quotes to replace the aged hydro icon heating system. Leo has shown me an old slant fin boiler that serves 3 zones of radiant heating and 1 wild loop to the garage. The system has not been flushed since the boiler was replaced 20+ years ago. The homes water softener has not functioned in some time and Leo wants the old sediment filter removed. Leo is looking to have the work done in may or June and will call us when he is ready.

Today Kareem and Elden arrived at Andrew and Heather's home for a duct cleaning. Upon arrival we confirmed the operation of the furnace in good working order and surveyed the design of the ductwork in the home. Upon confirming operation of the furnace the system was shutdown for the duration of the cleaning. Every vrnt was covered to insure vacuum suction and the hyper vac was then connected to the supply side. Every supply vent was thoroughly cleaned, cleared of all debris and sanitized as per clearview standard. The supply run was then air raked and cleared of all debris and dust. Then the hyper vac was connected to the return side and every return vent cleared of all dust and debris. Return side was also air raked and cleared of all dust and debris. The blower motor, furnace and return cabinet were all carefully cleared of all debris then wiped down with sanitizer. A wipe test was performed to clearview standard and the system was reassembled then confirmed to be in goo

Today I came to Silke’s Cochrane home to perform an furnace tune up and inspection as condition of the home sale. Furnace tune up: Upon tune up and inspection of the 10 year old system I tested and adjusted the gas valve, burners, gas pressure and temperature rise. Pulled and cleaned the flame sensor. Tested ignition system, inducing motor and assembly, blower motor and assembly, heat exchanger, humidifier, static pressures, tested and tightened all electrical connections, all safety switches and control board. The builder grade Furnace is in poor condition. The furnace inducing/exhaust motor is over heating, over amperage, and leaking condensate. This indicates impending failure. The condensate pan is leaking condensate. The exhaust venting is leaking condensate which is especially alarming because it could leak exhaust which contains carbon monoxide. I attended Heather and andrews home in cochrane to perform a tune on their furnace. I found that the furnace is in good operating condition. However, the cuts are dirty, burners are dirty, main blower is dirty and the ac coil is plugged. This all contributes to the hig temp rise which can damage the heat exchanger. I also found that the fan reostat on the fireplace s faulty. Andrew is going to discuss the options with Heather and get back to us.

Reznor 2010 Do not recommend repairs due to age as system life expectancy is 10-15 years However repairs required will be inducer motor, pressure switch, ignition due to wear and tear of normal operation Estimates for repairs as well as replacement have been sent

Arrived onsite to Jeremy’s home in Cochrane due to concerns with water heater(2001) Water heater lights and stays lit for periods of time but will extinguish after some time so I’ve provided multiple solutions for client to upgrade to high efficiency equipment Client is going to get back to us if problem persists after cold snap

Client requires summary of findings for Reznor garage heater with repair options and replacement options to send off for approval Summary of findings: system is dated with little maintenance done I’ve found the induction motor is getting weak and failing to pass combustion tests allowing system to fire every time it’s calling for heat. Recommend cleaning of system to prevent further irreversible damage. Due to age of system we do not recommend repairing as cost for repairs are significant to the amount more than half of new system with warranty and guarantees.

Today I came to Peter and Donna’s home in Cochrane for a double furnace tune up as part of their Planned Service Agreement. I checked the pressures on the gas valve and pressure switches, checked operation of their Thermostat and safety limit controls, checked the amperages of their combustion and blower motors, checked the fan speed(s), made sure there was proper slope on; the furnace, venting, and drainage, inspected the venting and drain to make sure they were all properly glued, checked the resistance and operation of the ignition system, cleaned the flame sensor then checked the micro amps, as well as checked cleanliness of; the burners, filter, humidifier pad, blower compartment and return air duct. Finally I checked the temperature differential to make sure it is in the manufacturer specified range. Upstairs furnace = All the pressure switch readings are good.
