Today I came to Shawn and Rebecca’s (mother in law) Cochrane home to perform an ac tune up and inspection. Shawn also said there is some fan noise on the out side system. Upon inspection and tune of the 7 year old system I tested temperature drop, relative humidity, air flow, motor and fan, compressor, capacitor, contactor, evaporator and condensing coils, and refrigerant levels. The the system is in relatively good condition. The furnace is from 2010 and appears in ok condition however the blower motor is over amperage and leaking oil. This will result in failure. The furnace and duct work are quite dirty as is the ac coil (see sample) and should be cleaning. The outside ac system was very loud. This was caused by a loose fan amount which I tightened and the sound is gone, should it return the bolts will need to be re tightened. The started capacitor system is rusted indicating impending failure. The compressor, fan and contactor are all working well within manufacturers specification
I attended Darren’s cochrane home to perform the ac startup. I adjusted the fan speed and adjusted the charge on the ac system. Checked operation. All working well at this time. I also went over how to use the system with Darren.
Tech artivec to Darren’s home in Cochran for a warranty call on his thermostat and his hwt Customers says that their thermostat stat since it was installed with the new ac is not accurately measuring the temperature They said before they set it at 19 and that was warm enough for the house. It now they have to set it at 21 or 22 to be comfortably warm Second issue is that when they have showers in the home the water only last for about 5 minutes Tech set thermometer next to the thermostat to confirm the temperature Thermostat says house is at 19.5. the thermostat says the house is at 22. One and a Half agree difference Tech replaced the thermostat under warranty Tech ran the basement shower for eleven minutes and it was stil hot after eleven minutes and customer confirmed,Ed that it was still hot Tech tried the master bed room shower and it started off hot and started to cool after about 3 minutes but tech had had the upstairs shower running for 11 minutes before that but a 60 gal elec
I attended Marks cochrane home as he is wanting a quote for an a ac. He is looking for side discharge only as they are quieter than a standard ac. I will put together quotes for Monday as he and his girlfriend will be making a decision on Monday as to which of the 6 quotes he got they are going to go with.
Arrived onsite to clients home to inspect poly b water lines for insurance No immediate signs of concerns but made client aware of the history of poly b All connections used copper fittings no current leaks I’ve made client aware of some protective equipment they can use to help mitigate damage to the home in the case of leaks if not replacing entire system Check fan on furnace and found it functions but is not not getting signal from thermostat (not supplied by clearview connected to security) No charge (member)
Today I came to Darren’s Cochrane home because he would like to have a central air conditioning system installed. Upon. Inspection of the home I found it will require a 3 ton cooling system. The furnace is high efficient and just repaired by Clearview last year and is working well. There is room on the existing electrical panel to accommodate the ac system. There is no indoor air quality system. Ac install difficulty level 3 Cut in new coil, adapted to existing furnace condensate. Cored hole and started on running high voltage. Breaker panel is on the other side of the basement. Original plan was to run the wire over the bathroom, through the closet and into the finishing ceiling. Joists run the wrong way to run wire over ceiling, there is a trunk line, but the bulkhead is too tight to it to run beside or on top of it. Talked to customer and decided to run conduit from the closet to the breaker panel. It will be exposed for a few feet, but it matches the wall and can be hidden late

Tech went out to marnie’s home on quigley drive to quote duct cleaning and humidifier install. I attended demand call for Tracy in the Cochrane area, during my inspection I found the furnace to be tripping on high-limit due to a clogged filter. The blower motor / inducer motor also contain dust in the windings which is damaging the components. Inducer motor exceeding rated capacity set from manufacture. The gas valve failed on 3 different attempts of ignition, flame sensor readings fluctuating beyond normal operation. Partial flame roll out occurring and beginning to scorch HSI wires. Currently the system is running intermittently. I have provided Tracy with options for repairs vs replacement and she has chosen to go ahead and purchase a new furnace. Currently the install is booked for Tuesday Feb 7. Tracy is renovating the basement and would like to wait until spring to have the ducts cleaned.
Today I came to evaluate the the sanitary sewer at 34 Glen Eagles view after several toilet backups. Upon camera inspection I found the interior drain from the basement bathroom, through to the city main is clear and free of obstructions. There are no defects to note at this time. As the home is being fully renovated, it is possible sone foreign debris was the culprit however we may never know.
