I attended a demand call for Dale in the Cochrane area, during my inspection on the main furnace I found the inducer motor to be exceeding rated capacity and layered with dust in the windings which poses a partial fire risk. During my inspection for the garage heater I found the flame sensor readings to be weaker than optimal reading to engage the control board. I have provided the customers with several options and h fortunately the main furnace is no longer being manufactured along with its parts. The customers have an HCA going out Monday to provide quotes for a new furnace.

I attended Doug’s cochrane home to perform a 129 tuneup special on his 24 yr old Lennox furnace. Considering the age the furnace is in very good condition with no concerns at this time. Water pressure is high at 110 psi and ducts are dirty. Doug has chosen not to do anything else today.

I was dispatched out to Darren’s home in Cochrane Alberta. To swap out his old electric 65 gallon hot water tank with a brand new 65 gallon electric hot water tank. Removal of the old tank went without any issues installation of the new tank went without any issues I rerouted the waterlines slightly to accommodate the new tank and pressure test the waterlines and there are no leaks. I then hooked up the electrical and fired up the tank and while I was cleaning up I let the tank warm up before I left I checked the hot water in the main floor washroom and the water was getting warmer. Darren is happy to have his new hot water tank And he’s looking forward to many years of service out of his new tank. Darren will be more than happy to provide a five star review based on today’s visit. Warranty for this particular install will be one year parts and labour.

I attended an annual planned service for Mark in the Cochrane lake area, furnace is running great for all the components. The ductwork is fairly dirty and I’ve recommended a cleaning with some quotes. The home owner was not home to discuss the benefits of a cleaning, however I will send the quotes through email for something to consider.

I arrived at Dale’s Glen Eagle Estate home to perform a Planned Service on his brand new furnace today. Upon opening the furnace I noticed a small amount of rust and water staining under and around the inducer motor. The leak was very minor and appeared to be coming from the inducer termination. I adjusted and tightened the hose clamp and observed to further issues at this time. I also found that the humidifiers solenoid valve was receiving power but not allowing water to pass through. I made a recommendation to replace the solenoid and provided a quote. All other checks were good at this time and the furnace was running in great condition.

Today I came to Keith’s Cochrane home to evaluate his plumbing and heating system after a flood. The furnace, a/c system, water tank and softener need to be replaced however Keith does not wish to replace the ac system at this time. Upon inspection of the home I found the existing furnace is greatly oversized for the home. I performed a heat load calculation of the home. Taking into account the under slab heating system, exposure, insulation, window type and square footage, the home only requires 58040 btus to properly heat. This makes the ideal furnace being an 80000 btu 2 stage. The existing furnace is 135000 btus and to make matters worse, it’s using a 16x25x1 filter rack which is far too small for the system. The air conditioner system uses r22 refrigerant which is no longer made. When the flood occurred, Keith explained there was an extensive amount of flaky debris, this is hard water build up meaning the softener was not working. The water tanks are 2 years old and not installed

I came back out to Cochran today to Jim’s home to address a weeping issue coming from his toilet that we had set on a previous visit upon a thorough investigation I determined that the silicone around the toilet flange in the floor had some cracks and some gaps and required reapplication before resetting the toilet onto the flange. After applying a liberal amount of silicone and letting it cure for a few moments I placed wax ricks back down on the toilet and reset the toilet in its position I stayed back for a little bit to see if the weeping issue would resume and after flushing the toilet a dozen times no weeping was visible. Jimmy’s pleased with the repair

Today I came to Rick’s home in Cochrane because his hot water tank is under performing. Upon visual inspection this is exactly the case. Rick runs out of hot water fairly quickly. After doing a thorough evaluation of the system I noticed the hot water tank is over 10 years old and starting to show signs of wear. There is rust built up around the steel water line connections on the tank and it looks like the relief valve has gone off once or twice. After going over some options Rick decided on no work today as he wants to discuss the options with his wife. Rick is very interested in purchasing something from ClearView and even more interested in the financing aspect. Rick thanked me for stopping by and said he’ll be in touch.
