Today I came to Keith’s Cochrane home to evaluate his plumbing and heating system after a flood. The furnace, a/c system, water tank and softener need to be replaced however Keith does not wish to replace the ac system at this time. Upon inspection of the home I found the existing furnace is greatly oversized for the home. I performed a heat load calculation of the home. Taking into account the under slab heating system, exposure, insulation, window type and square footage, the home only requires 58040 btus to properly heat. This makes the ideal furnace being an 80000 btu 2 stage. The existing furnace is 135000 btus and to make matters worse, it’s using a 16x25x1 filter rack which is far too small for the system. The air conditioner system uses r22 refrigerant which is no longer made. When the flood occurred, Keith explained there was an extensive amount of flaky debris, this is hard water build up meaning the softener was not working. The water tanks are 2 years old and not installed
