Complete 1 system furnace repair and preventative maintenance check. Cleaned internal compartment and cleared barometric tubing. Performed combustion analysis and found safe co levels. Tested mechanical and electrical components, all in good shape. No sign of high power usage or leakage at this time. Found system without any form of water safety. Recommend adding on to prevent water from leaking into crawl space. recommend surge protection to protect the furnace from power surges. The system is heating at this time.
Complete 1 system a/c repair and preventative maintenance check. Find faulty thermostat. Replace thermostat and system operating at this time. No concern on package system.
Complete 1 system a/c repair and preventative maintenance check. Found drain line at p trap to be very clogged. Cleared out what I could but recommend new EZ trap to get rid of funk and for easier maintenance. Also, recommend secondary float switch to prevent water from leaving the system at all. Outdoor system is clean and pressures are good. Recommend hard start kit and surge protector to better protect electrical components as well as prolong the life of compressor and lower power bill.
Complete 2 system a/c repair and preventative maintenance check. found both systems running good drain lines are cleared and filters are changed. The upstairs system needs secondary float switch and downstairs system needs inline float switch accompanied by secondary drain line to accommodate down flow furnace.
Complete 2 system a/c repair and preventative maintenance check. No cool upstair new system under full warranty. Found system short cycle in high head pressure. Removed some Freon to correct superheat of 8 degrees. System is cooling at this time

1 system A/C prepaid preventative maintenance. Replaced filter and clean condenser coil. Found burnt/pitted main switch and weak starter. Suggest to replace and add a compressor saver for the system. Replaced main switch and installed compressor saver for the condenser. The system is cooling at this time

Found weak dual starter and hard start kit is on the border weak. Needs to replace both parts to prevent failure. The owner has a home warranty. The system is cooling normally.

Complete 2 cooling pm check. Change both filter, check safety and operations. Install 2 hard start kit for both outdoor unit. Pull and clean blower assembly for upstairs Airhandler. System operating at this time. Need to keep check on charge and rusted evaporator coil.

Needs a cleaning for the blower assembly and suggested to add a compressor saver to extend the life of the equipment. The owner declined the repairs. The system is cooling normally.
