Dental office is Lawrenceville Georgia is having HVAC problems . •Unit is making a very loud noise and vibration took video . The fan motor is seizing up and over heating . Also the frame off this system is falling apart which is another reason with the vibration... would highly recommend a new system at this point due to age and conditions. Repair option would be to replace the fan motor . Gave options . •Also found a ton of biological growth growing on the blower wheel took pictures. This is not good for the air quality nor for the equipment. Would either recommend replacing or pulling the wheel out and completing a deep chemical wash on the air movement system . •Heat exchanger has cracks which is a huge safety issue I’m going to have to turn the gas off at this system . Wrote down cracked heat exchanger and turned gas off to the valve . •Would highly suggest having a consultation for a new HVAC system . •After installing the new fan motor the compressor was n
