Being in a service company for 40+ years, I can spot an imposer at 40 paces. Vu is a true professional. Found failed capacitor in condenser. Replaced part. Restored cooling. Recommended membership. Customer declined.
No cool a/c repair call for the downstairs. Checked and found the a/c system ductwork undersized and not run properly for the house. Found heatpump capacitor weak, poor filter system due to no filter rack, found the system with no drain pan and no overflow protection in the basement. Suggest customer replaces the capacitor and install a compressor hard start kit to improve startup and reduce. Install hard start kit.

2 system a/c repair and preventative maintenance plan renewal. Gave -10% off for veteran renewal. Both air cleaner is good, cleared drain and spray coil. Tested and system is cooling at this time. Suggest to add a compressor saver and surge protector for the A/c systems. Installed compressor saver on both a/c systems
Found system down 4 lbs of Freon. Found leak in evap coil. Gave options to upgrade system. Customer can only do Freon charge now.
Replace secondary motor controller. Test and system operating at this time
1 system a/c repair and prepaid preventative maintenance. Replaced filter, cleaned condenser coil. Replaced main switch and UV bulb for apco air purifier. Tested and the system is cooling normally at this time.
Complete a/c repair and preventative maintenance check. Found 2-year-old system operating normally. Changed filters and cleaned a/c coils. Suggest apco air purifier to improve air quality and prevent molding.
3 system a/c repair and preventative maintenance check complete. Changed upstairs filter. Cleared upstairs drain line. Added chlorine tablets to condensate pumps. Installed Apco air purifier in main level system. Tested mechanical and electrical components, found no issues. Chemically washed condenser coils. Recommend surge protection to protect units from power surges. Systems are cooling normally at this time and ready for summer.
Complete two system a/c repair preventative maintenance check. Found two 1-year-old Amana cooling system normal. Changed filters, checked drains and cleaned a/c coils. Recharged upstairs system due to loose cap at evaporator coil in the attic. Tighten cap to stop leakage. Both system operating at this time.
Performed 9 system cooling maintenance. System 1 starting from the back side of the building and working toward the front. Marked supply plenum with a number as a reference. Black mold growing in system 1 supply plenum. Recommend u/v lighting installed to kill mold and bacteria. System three has no secondary water switch. Because system is horizontal if the evaporator pan were to ever become clogged they could run into the plenums and miss the pan completely. Recommend installing in line PVC switch to avoid this. System 5 run capacitor will need to be replaced by next visit. System 6 that supplies front of building has black mold growth in supply plenum. Recommend installing u/v lighting for this supply as well. Recommend hard start kits for the 4 older outdoor units. This will lower amp drawl and unit noise while prolonging life of compressor. All units operating properly at this time. Refrigerant levels are acceptable on all units. Changed all filters. Cleared all drain lines. Teste
Service call back for tech. Customer note that CO Detector going if at 150PPM on perk reading. Check and did not detect problems at this time. Checked all 3 gas furnace and hot water and found systems operating with low Ppm of co and venting out of building properly. System operating between 15 to 25 ppm of CO.(normal range). The building was closed for the weekend and no machinery was being used. The gas heat was not running due to the warm temperature. Tech did not detect a leak at this time. If this happens again will need service manager to have a visit.
Performed 1 system cooling maintenance. System operating properly at this time and ready for summer.
