Completed maintnenace on trane furnace. Found evaporator coil very rusty with mold growing. Found igniter white and brittle recommend replacing, Replaced igniter with new 80v igniter. Unit is operating normal at this time.

2 system furnace renewal. Replaced filter, checked electrical and safety switches all ok at this time. Both system heating normal. Found upstair system with signs of mold growth, needs apco uv light for bacteria and mold prevention

I replaced the fan motor with the exact replacement motor for $350. I will return the temporary motor to East Coast. I also changed out the fan/compressor controller out also for $50.

No heat call. System is operating properly at this time. Inducer motor may need to be replaced if problem persists. Inducer motor making loud whining noise that isn't normal.

I found the Mainfloor with a bad condenser motor. I'm taking the motor now and will figure out if the unit is under warranty or not in the morning. If the unit has part's warranty then the cost to replace will be $350. The upstairs unit is working within normal parameters with no obvious signs of concern. 16x20x1 upstairs and 25x25x1 Mainfloor. The units have visible molding the is destructive towards overall health.

1 system prepaid pm. Replaced dirty filter, checked electrical and safety switches all ok at this time. Found worn ignition and weak flame safety sensor, replaced both parts and system heating at this time. Close off supply grille above the thermostat to prevent short cycle of system. Need to block off vent. Overall sustemnis heating normal at this time.

Performed 2 system heating maintenance. Found large amounts of black mold growth in upstairs supply plenum. Recommend u/v lighting system to kill mold and bacteria. No filter rack doors, so there is a larger opening to pull in attic air. No surge protection on furnace to stop electrical damage. Main level system flu pipe is single wall and will not pass code until upgraded to double wall. Basement has no form of surge protection. Recommend surge protector and double wall flu installed. Both systems operating normal at this time.
