Cooling maintenance. Discovered no compressor saver on the unit nor an in-line water safety in the attic. Highly recommend adding both of these to the units.
Discovered a bad capacitor for the downstairs blower. Changed it and added a hard start kit for the downstairs system.
1 system A/C tune-up for the basement system. Replaced a clogged filter. The air flow is now good. Found that the basement system has an outdoor unit disconnect has been bypassed for direct high voltage. Installed a new disconnect box for the basement outdoor system. Tested and the system is working normally.
Two system ac pm check complete. Changed filters. Tested mechanical and electrical components. Found weak capacitor in main level system, recommend repair. Replaced main level capacitor.Systems are cooling at this time.
Installed water heater with Tom. Completed cooling maintenance as well for two systems. Changed filters. Tested mechanical and electrical components. Found burnt main electrical switch and very weak capacitor in upstairs condenser (35/5). Upstairs pulling high amps. Main level capacitor is weak (30/5) and pulling high amps. Recommend repairs and hard start kits.
Complete 2 cooling inspection. Find both system 13 year old. Find both evaporator coil badly rusted and upstairs coil leaking. System low on charge and freezing up. Find furnace also rusted from water damage. Find both ac unit operating poorly due to worn compressor and high on motor. Both ac unit capacitor weak. Both system missing hard start kit and downstairs contactor worn and buzzing. Find upstairs bathroom and closet not comfortable due to long duct run and low insulation. Need to increase insulation and install additional duct run to help with airflow. Due to system age and conditions, suggest to upgrade system and not repair. Repair downstairs system, install hard start kit, replace capacitor and replace contactor. System operating at this time. Customer need estimate for upstairs system.
Found cracked water heater. Will return to replace with Tom tomorrow morning. Collected the $500 non refundable deposit. Signed customer up for two system maintenance plan and will return to do maintenance as well.
Completed cooling maintenance. The filters are clean. Left 2 new filters for the next change out. Added a compressor saver to the downstairs condenser. It helps with the lifespan and the startup. The pressures and amps are good.
Replaced the shroud under full warranty.

Furnace repair for the main level. Checked and found the IComfort thermostat bad. Replaced the IComfort with a Nest Pro. The system is operating at this time.
