Technician arrived to home and talked to homeowner aswell as handing home questioneer sheet. Technician then grabbed tools and started in attic air handler, blower wheel clean, evaporator coils clean, insulation level r30 in good shape, electrical readings in range overall unit in good clean condition. Condenser unit outside coils cleaned in and out, capacitor in range, contactor in good condition, waxed unit shell overall system working efficiently and cooling.

We will replace hall bath toilet, replace one stop and clear stoppages. Talked with customer replacing water heaters in garage. She wants to wait a while. I highly recommend replacing soon. Heaters are 27 yrs old and could fail at any time. No warranty on water heaterscas no work has been done to them

97 Amana gas furnace Checked and tightened all electrical connections Customer recently changed filters Drain was clear and draining Blower motor and wheel were heavily compacted with dust and dirt Blower auxiliary motor starter is weak Evaporator coil has slight dust and dirt build up Furnace door switch is bypassed 97 Amana straight electric Checked and tightened all electrical connections Dual run capacitor is weak Primary electrical unit has heavy pitting and carbon build up Refrigerant levels were acceptable at this time Fan blades and motor were acceptable Condenser coil was acceptable Washed Condenser coil from inside out Cleared debris out of unit Waxed top of unit Recommended Both Blower and Dual run cap replacements, Primary electrical unit, furnace door switch, level 2 duct cleaning Setup up plumbing and electrical visits for multiple shutoffs leaking, slow Drains, loose toilets, water heater issues, and multiple plugs not functioning properly

Callback install Upon arrival Customer stated the system was not heating as good has he liked it to. During evaluation found that 2 out of 4 heat strips were running on straight electric system. Found w2 was not connected, connected w2 and all heat strips came on and are working properly. Left system in heating

Customer was notified yesterday that the system is low on R-22 refrigerant. After leaving yesterday the system ran for a while and then shut off after a few hours. Technician believes that the evaporator coil is freezing up and is causing the suction pressure to drop enough to shut the system down on low pressure. Performed a leak search but was unable to definitively find a leak as this leak detector is not made to find R-22 refrigerant. There is water damage inside the air handler and the emergency drain pan is very corroded from long term water damage. These are signs that the coil has been freezing and thawing for a quite some time. Drain lines are clear. Comfort advisor is scheduled to meet with the customer this evening between 6-8pm. If comfort advisor could please call Mark D before running this call it would be appreciated.

Arrived to no cool. Discovered a failed primary electrical control was preventing the outdoor unit to turn on. Replaced the primary electrical control and system turned on. Performed function check. R-22 straight electric system is low on refrigerant. Water is standing in the emergency drain pan in the attic. Customer knows he needs to replace the system soon but was not interested in a comfort advisor at this time.
