Air condition tune up

Leo was great. On this job I looked at 2 system. I will be returning to install the correct fan motor contactor and soft start on the down stairs system He does want to talk about system replacement for the upstairs unit. Which is currently very low on 410a. He would to talk system this tomorrow at 10 am

Today I looked at heating and cooling. Although the system test in tolerance it does have high in rush. I recommend adding soft start to increase longevity. sh 19 Sc 8 System is now clean and ready for work. Home does need insulation as well.

Came out for a plumbing evaluation customer is experiencing a leak coming from the shower in the hall bathroom upstairs this is due to a failed silicone seal around the sliding glass door and at the base tested the drain line by pouring approximately 10 gallons of water focused into the drain line itself did not experience any leaking downstairs however when we run the shower the water is splashing up into the track of the door and leaking out the corner which does end up causing the leak downstairs advised the homeowner that the seal needs to be cleaned up and redone there is no plumbing solution to offer homeowner is not interested in a membership as they are already tied up with another company for HVAC and electrical for the system that they financed thank you for choosing comfort experts!

Today on this visit I looked at both systems in cooling. Down stairs tests in tolerance for functionality. It does have a contactor buzzing and needs be replaced. Additionally adding a soft start will help improve longevity for the contactor compressor and capacitor. Deltas 72 return supply 48 Upstairs system is low on 410a. System super heat is 57 and subcool is 2. Deltas 72 return supply 65

Came back to charge unit. Found leak in the TXV. Replaced TXV with 072 piston. Coil does not have a leak. Pulled vacuum to 500 microns and released pump down. System running cooling upon departure. Would like to return in 6 weeks to check system. No refrigerant used. Coil was replaced earlier this year and customer was charged warranty refrigerant.

Today I looked at 2 system is no cooling and heating the system tested in tolerance for functionality. It does have a inrush problem that toating up a contactor. Recommend Soft start Contactor Other then this the system is now back online and ready for work

For this call we performed a super tune-up. I noted that the unit did not have a return plenum which is now considered a code item and that the homeowner is on a outdated membership. I recommended a membership conversion and also considering adding a return plenum for efficiency purposes with better static pressure and option for filtration upgrade. Homeowner was not present so I presented to their niece who would speak with home owner about the recommendations and give a call back if they had any questions. Came to house for electrical inspection and ended up talking to customer about swapping out smoke detectors and also adding a plug next to the water heater so that they don't have a cord going across the garage and also talked about adding a surge protector to protect the entire house but customer is having our AC guys come out there tomorrow to take a look at the AC and what needs to be done and that is what is most important for him right now and the electrical is second so once the AC guys give him a price and everything then he will check with our price to see how it affects his Greenleap payment

Came to Home to look at tearing down electrical on side of house that feeds a light in middle of yard also talked about bathroom GFCI that was tripped feeding bathrooms that customer didtn know about but talked to her about that and also a future remodel she is doing in the kitchen and quoted her to do that as well and a quote to rewire customer surge that was hooked up before Customer wanted movie calling us to do it but just ask the wait till next week whenever she gets mortgage comes in and she gets everything and she's able to do a bunch of work and she is adding the carpet work that she's getting done with this work at once so she won't be able to pay for it or get started till next week But emailed every quote to her and talked about everything and customer was happy with it just to reach back out to us when ready

For this call I performed a super tune-up. I did know that the unit was slightly over amping at startup and that the unit did not have any bio growth protection or surge protection installed. Previous technician is preferred for this homeowner and I went off his recommendations from last time. Homeowner is not interested in having anything done to mitigate any of the issues at the moment.
