Jake Scifres came out 2/10/26 to do an electrical inspection and everything checked out great but while he was here we talked about a way to hook up my generator to my home and he was very knowledgeable about what needed to be done and to put a 220 plug in my work shop. Super tune up performed today on a Goodman heat pump with air handler installed in 2022. All electrical connections are tight with no corrosion. PSc blower motor and capacitor are acceptable. Blower wheel and evaporator coil are clean. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. Reversing valve and defrost control board are working properly. Outdoor unit was washed and waxed.

On this job today I looked at heat and cool for 3 systemz . The upstairs system test out of tolerance. I had 0 degree super heat. This indicates the system has a metering problem. Airflow on the system test intolernace. The compressor is now sucking on liquid. This will kill the compressor sooner then later. Having warranty would surely help for making repairs but that has come and gone.. I have estimates to fix this issue . Also all uv bulb are out Also the water heater is beeping and show signs of wear and tear plus age. They aren't ready to replace the upstairs system just yet but will do so when the time comes.
Today I showed up to complete the recwork of installing a new toilet in the back bedroom bathroom the flange itself underneath the toilet was fine however the floor was unlevel likely due to previous flooding regardless the installation went through without a hitch everything is stable and sealed customer asked about fixing or replacing a ceiling fan left a couple of estimates for this and the homeowner said he would try to call back within the 30-day window thank you for choosing comfort experts!
Performed whole home inspection and wh flush customers filtration system is outdated we did discuss a new filtering system and she will speak about it with her husband this evening and call to let us know if to move forward with work
Came to job for free electrical inspection that was set by Leo and got here and customer was having issues with electrical building really high and Leo did a few things and changed out a thermostat and got here and electrical panel looks great didn't have any issues other than doubled up neutrals and grounds and talked about surge protection and customer also is having an issue with a switch in her bathroom so ended up finding out that she was going to need a new wire ran from the switch to the light also customer was wanting quote to run two new circuits to shed which is about 65 ft away from the panel and we'll have to dig into foot change all the way over for that
For this job I did a super tune up. Deltas are good. Changed filter. Drain tested clear. Furnace components are good. Air cleaner is no longer functional. Recommend adding UV system for cleaner air. Recommend insulation. Home has on average 4” of insulation. Code is 14” and adding insulation will reduce energy consumption by 20%. Monthly payments for financing $145. One year plan has 0% interest if paid within the year. Outdoors, refrigerant is good. Runnings amps good. Cap and start kit are good. Washed coil. Recommend surge protection. Recommend soft start to decrease starting amps and increase compressor life. Scheduled plumber for today 3:30PM 2/12/26 System heating when I left
For this call I performed a super tune-up on both units. Homeowner stated that the house is for sale and in the closing process but failed inspection due to low Delta in cooling on the new unit. Upon inspection I did note that both units had mild to severe dirty air filters, after replacing the air filters both units were running within normal spec limits. Pictures of Delta with thermal camera in the noted area are attached to summary under miscellaneous pictures. Pictures of Delta from return to supply plenum or also attached to miscellaneous pictures. Pictures of normal refrigerant level are also attached under miscellaneous pictures. All components within heating and cooling parts of the system were running within normal spec limits. No significant abnormalities noted aside from dirty air filters. On this job I looked at both heat and cooling. The system works in heating. But it does not test intolernace in cooling. Heater has rust build up every where Evap coil is 20 years old and is rusted all over In cooling the superheat was 57 indicating the system is starved of refrigerant. The system will provide no cooling come summer time. After talk with Miss Nancy she is just not ready to replace it. Shes more likely to replace when the system produces no cooling 🪭
Eval- Gas Valve has failed, will need to replace

Super tune up performed today on amana gas furnace installed inhe 2019. All electrical connections tight no corrosion, blower wheel and evaporator coil clean, air filter was changed, gas valve, burners and igniter are all functional, heat exchangor is acceptable, condenser fan and blower within spec, refrigerant levels within range, outdoor unit washed and waxed, UV system before was installed and bulb has expired and will send via email estimate.
For this job I performed a super tune up on all units. No significant abnormalities were noted during inspection. I gave optic ns for u. Bulb replacements that were out of tolerance or iv upgrades and also soft start kits for lower amperage and use with generator. Homeowner had all UV bulbs replaced and was not interested in other UV system of soft starts at the moment. Cleaning comdensprs took longer than normal due to cotton wood trees in the area but all units were successfully cleaned. Left all units off at the time of departure. On this job I looked at both heating and cooling. The system has a 11 subcool and a 33 superheat. After checking airflow and filter the system still didn't correct. They a txv issue at this point. The duct system is also very dirty and need to be cleaned. Fan motor is also wore out Rather make any more further repairs he wants to talk system replacement this Friday at 10 am sharp
