Super tune up performed today on an Amana heat pump with air handler installed in 2022. All electrical connections are tight with no corrosion. X13 blower motor is acceptable. Blower wheel and evaporator coil have some light build up starting to form. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. Defrost control board and reversing valve are working properly. Outdoor unit was washed and waxed. UV bulb needs to be changed on the next visit.
Kitchen fouct was on and bathroom faucet was on. No water leaking at this time. The sower in in kitchen is broken and drain straight on the ground
Came out for plumbing eval homeowner had backed up sewer line previously had Roto-Rooter replace all of the plumbing underneath the house with PVC however they did not do the line leading to the city the line leading to the city appears to be short sections of concrete piping with roots coming through each section there is also a good distance where there is a belly and one in particular spot where there is heavy heavy root growth setting up an additional visit complimentary for the plumbing manager to meet me back out here and offer a permanent solution
For this job I did a super tune up. Deltas good. Drain clear. Tightened electrical connections. Heat strip amp draw is good. Changed filter. Recommend UV system for cleaner air. Outside, refrigerant is good. Running amps are good. Cap is good. Hard start is good. Washed coil. Recommend Soft Start for lower amp draw on start up and extended compressor lifespan. Recommend surge protector. Homeowner agreed to adding unit surge pro. System cooling when I left

102 job to look at customer wanting ceiling fan fixed and so came here and got it swapped out with a new one and also got customer signed up on membership as well so we'll need to call her and schedule with her for the other visits
For this job I performed a super tune-up on all three units. Several issues were noted about the oldest unit probably original to the home. I made a list of refurbishments that I would recommend if trying to keep the current unit running for a longer period of time. Several issuew were noted with the oldest unit during inspection. Homeownes would like a Comfort advisor scheduled 3-5 2/23/25 to run a energy audit and give options for a system upgrade.
For this job, I work on a super tune-up on this gas furnace system. I went through all the mechanical and electrical parts of the system and checked for maximum efficiency. Filter was replaced, outside condenser was washed, and refrigerant levels were on point. UV bulb replacement was recommended to customer, customer did not know if she had a UV system in her unit, I explained to the customer what it was for, customer rejected UV bulb. For this job I did a heating tune up. Homeowner does not have replacement filter at this time. HIGHLY recommend replacing. Homeowner ordered on Amazon and will change himself. Deltas good. Running amps are good. Cap is good. Compressor rated for 68 amp start-up. Currently starting on 73 amps. Recommend start kit to lower amp draw and replace extend compressor lifespan. Recommend surge protector. Spoke with homeowner about updating membership plan to H&B Homeowner declined work for today System off when I left.
