Customer explained how heat pump was not cooling. Fuse was failed on furnace. Low voltage wiring looked to be in ok shape. Found the R wire on control board on heat pump, with missing insulation that was exposing the copper part of wire. It is possible that the wire had touched the metal cabinet causing system to blow fuse on furnace. I replaced fuse and repaired wire and then performed a tune up. AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Motor starter is very pitted. Checked ohms on it, it is in range at this time. If fuse fails again, replacing the low voltage wiring would be next. All other sensors and pressures switch wiring are fine. System is also low on refrigerant. Can’t guarantee that system will maintain temperature based on the issues found, system could also freeze up. Added 1pd of refrigerant. Factory charge is 10lbs. D

Recommended EAC for a better air filtration and cleaner air, Blower wheel cleaning, locking caps to meet Minnesota code and Start assist kit to provide a boost in power when the ac starts up and help extend the life of the compressor. All recommendations has been declined as of now.

Found the unit did not start up once homeowner had turned system on at thermostat. Found the system had proper low voltage going to the outdoor unit. Checked all switches and sensors to make sure there wasn’t an issue and found no discrepancies. Checked with tech support and they stated it was a faulty defrost control board. Also found the furnace filter was causing a high restriction in airflow, lastly noticed the motor starter was heavily damaged and could cause major issues to the system. All recommendations declined at this time. Chris a will meet with you September 1st at 4pm to go over system replacement.

Arrived and ac was off. Heckled refigerant charge to best of my abilities with sc being dirty. It does look to be low. We would have to find leak and fix it if possible. Then clean and tune up to ensure proper charge is added. Customer will call back if they want the leak search done.

Removed 50 gallon water heater that was manufactured for natural gas and installed a new 50 gallon water heater that uses propane. Tested for leaks. Set temperature to approximately 120 degrees. Adjusted gas pressure lower to water heater as it was over the maximum of 14” water column allowed per manufacturer. Drain pan is installed and piped to the floor drain.

House flooded and was recently sold in June. Water damage happened, and water is also getting in the basement when it rains, and foundation is wet. Pools of water are seen on the floor. Water heater is not staying lit. I noticed lots of rust and moisture at the burner chamber, and it may be starting to leak. Existing water heater shows it is for natural gas, yet the home is on propane. Water heater MUST be replaced. I shut the gas off to the water heater. House is currently being completely renovated due to previous owner and water damage. Renter is living onsite in a camper. If we replace the water heater we will not warranty it due to any rust, leaking, or damage incurred due to water getting into the basement. Installing a drain pan underneath would help protect it. I found two replacement options for propane water heaters but they are not stocked locally and must be special ordered.

Return visit to remove and replace the ac drain pan. After drain pan was replaced I turned the system back on and tested operation. As of now everything is up and operating properly.
