Furnace precision tune up; clean and tune up furnace; clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor air flow, checked heating temperatures, and tested overall furnace operation. X 2 Boiler precision tune up; clean and tune up boiler; check/verify water pressure, inspect and clean burners, test ignition components, test/adjust gas level, test safety circuit, check motors and pumps, checked all electrical components, checked heating temperatures, test combustion, and tested overall boiler operation. On the garage furnace I found that the blower motor was full of dust and the motor itself has been leaking oil. This means that the motor is overheating and will fail completely sooner than later, I also found that the main flame safety is testing out of manufacture range. Recommended a surge protector, blower wheel cleaning and electronic air cleaner. All recommendations were declined at this time.
Furnace was not operating upon arrival, after further diagnostics I found that the control board was displaying very odd and random error codes. After speaking with multiple reps at the manufacture I confirmed that the control board was the issue at this time. I removed and replaced the control board, after the repair was complete I tested operation and found that everything is now up and working properly.

Installed owner supplied vanity, top, widespread lav faucet, shower trim, shower arm and head. Wall was bowed a lot and they made a decision for me to just caulk the gap on the backsplash. Backsplash may move. I recommend not using the bathroom sink for a day. Installed Kohler skirted toilet that was missing a grommet that secures the toilet into the bracket underneath. This is required to keep the toilet from moving around. Do not use the toilet or it may move and break the seal. Josh will call Kohler and order the part that is needed. I circled the missing part on the piece of paper from Kohler with their help line. This unique toilet toilet a long time to install due to its unusual parts unlike most toilets. Installed supply lines from our stock. Checked for leaks.

Found that main flame safety and ignitor are failing. Big components will cause furnace not to operate of they fail. Inducer motor is making high pitched winding sound. This is due to bearing failure. This puts motor at much higher risk of failure. Blower motor starter is failing which can lead to damage of the larger blower in lower furnace cabinet. Due high costs of repairs, age and current condition of furnace, I do encourage replacement. AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Ac is low on refrigerant charge. This will cause excessive run times

Replace furnace and air conditioner with 96% AFUE 2-Stage Multi-Speed Furnace and 13 SEER A/C. Install water heater. Honeywell T4 thermostat. Terms: 50% down, balance due at completion of installation OR Approved Financing
AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Recommended Surge protector to prevent power surge and damage the electrical components, Start assist kit to provide a boost in power when the ac starts up and help extend the life of the compressor, Drain pan treatment to prevent biological growth and help keep the drain line clear and the blower wheel cleaning.

Recommended a start assist kit for the compressor motor, humidifier tune up, drain pan treatment to prevent biological growth from occurring in the drain pan, rodent screens, surge protector and an electronic air cleaner. Humidifier precision tune up and cleaning. Remove current water pad, clean off pad housing and water distributor. Clean out humidifier box. Clear out drain line. Replace with new water pad. Test operation. All other recommendations were declined at this time.
Ac was not operating upon arrival. After further diagnostics I found that the ac is very low on refrigerant, and cannot be charged with more until the leak is found and repaired. Spoke with the customer and we both agreed that replacement of the entire system would be the best way to go.
Water Heater Replacement: includes recycle, permit, and longevity analysis Installed 40 gallon natural gas natural vent water heater. Installed new water valve, gas valve and gas piping. Turned water heater to face out to allow any possible future repairs to be made and meet code. Tested for leaks. Found the washing machine hoses to have bulges and recommended replacement. I could not get the hoses off because they are in the machine and may require the washer to be disassembled. Customer will call center point because they are covered on their plan. Left valves off by request to be safe. Water pressure is very high at 95 psi and a pressure reduction valve is recommended.
