Bradley came out to double check something with my fireplace that didn’t seem right after it was reconnected. He ended up finding something entirely different (but wrong) with our gas line internally… he pointed it out and then worked to get it corrected for us quickly. Super friendly.

Customer stated there was water around the furnace and it was leaking into the garage. The furnace sits right above the garage so I started taking apart doors and watching for any possible water leaks. I then turned the humidifier on and let it run for a couple minutes and then water started overflowing and spilling into the ductwork. I found that the humidifier drain line was completely plugged up and therefore not allowing the system to drain properly. I removed and replaced the drain line with new tubing, once the new drain was on I ran the humidifier and found that everything was up and working properly.

Performed whole home plumbing inspection. Home has 8 bathrooms. All 8 toilets did not leak from the tank to the bowl. Basement Delta widespread lav faucet by steam shower leaks. Rebuilt this faucet to stop leaking. Two separate faucets had no cold water due to the shut offs being off. This style of shut off will do that as they age. Recommend replacing shut offs which glue on to cpvc. One of the sink drains is slow which I recommended drain enzymes. Water pressure is very high at 100 psi which is more than the maximum allowed per code which is 80 psi. I recommended a pressure reduction valve. She would like to wait until the city finishes upgrades on the utilities in the street. Both disposals were loose which I tightened so they would not fall off. No warranty on tightening existing equipment. One of the toilet tank handles is loose and needs to be replaced. She will purchase another oil rubbed bronze handle from Ferguson. Both sump pumps worked as intended. Back up batteries typicall

Unit off upon arrival. Turned it on to test operation. System did not leaking while running. Drain line clean, all fittings clean. Indoor coil clean. Opened up coil, coil is pitched correctly. Filled drain pan up to rim. Held water without leaking. Customer said he has construction work done in basement recently. Filter was plugged enough to were it was warped. More than likely unit had froze up from a dirty filter. Adjusted airflow from 1050 cfm to 1250 for 3 tons of cooling. Swapped filter out and performed a cleaning on outdoor coil. Refrigerant pressures are now low after cleaning it. System has a refrigerant leak. System may freeze up again now with where the pressures are at. Due to age and condition, would encourage looking into replacement. Brandon will be meeting with you next week Wednesday at 3pm to quote replacement.

Homeowner stated the system was lagging and struggling to keep up yesterday. Homeowner also stated they had replaced there air filter yesterday as well. Checked over entire system and found the major issue being incorrect sizing. The furnace will always push to much airflow causing the air conditioner to not work efficiently and potentially generate major issues in the future. Also found the blower wheel to be dirty this will decrease airflow potentially up to 30%. Pulled and cleaned blower wheel to increase air speed and performance. All other recommendations declined at this.

Customer explained how system was leaking water. Found AC frozen up again. Informed customer that there would be a charge to deice evaporator coil to locate the cause of it. Issue would more than likely be from a restriction in system or low on refrigerant. Due to past repairs and age of equipment, replacement is recommended. Quoted a new ac. Price is good for this week only. AC would have to be replaced tomorrow or Friday in order to utilize our July disocunt.

Found the indoor coiling coil was icing up. This could be caused by low refrigerant charge or restriction in airflow. Tested airflow drop across the coil and found it to be more then normal. Pulled and cleaned indoor cooling coil. Used a soft nylon brush and coil cleaner to get rid of any containments or build up inside the coil. Rested airflow and checked refrigerant numbers again. Found the system to have no filter dryer. This part will help keep the refrigerant clean and clear of any contaminations. Found there to be a restriction in the refrigerant. This will cause icing on the indoor cooling coil. Recommendations would be to have system replaced or replace indoor coiling coil.

Air Exchanger tune up. Remove filters and core to vacuum. Also clean cabinet interior. Inspect bearings on blower assembly. Install core and filters. Clean off outside hoods. Test operation of air exchanger. Blower motor was hot and leaking oil; installed new blower motor, blower wheel dirty; cleaned blower wheel and installed surge protector to the furnace to prevent power surge and damage the electrical components. Recommended start assist kit to help extend the life of the compressor.
