Performed Ac maintenance on two system 1996 comfortmaker Units. Upon arrival client stated he just bought the house 6 months ago and would like to maintain the system to ensure the reliability and efficiency their system remains in a decent range. Ultimately System Is from 1996 and I did find multiple ok points of concerns that were addressed. 3 ton upstairs- 1. Disconnect has Melted internally. This was caused by a complete using too much power causing the wires to overheat resulting in the disconnect becoming brittle and melted. 2. Duel secondary motor control is becoming weak on hermetic side terminal 3. Compressor is locking out on start up. This is due to a failing compressor and a premature sign That the compressor can become defective at any moment. 4. Starter showed signs of pitting And burn marks on contact points 5. Condenser fan motor has significant oil leakage coming out of the bearing and can lead to it locking up or overheating 6. System Contains R22 refrigerant which w
