Upon arrival performed maintenance on air conditioning system. Opened up system and cleaned out coils. primary and secondary motor controls are in range. Outdoor fan motor is leaking oil, does not spin freely. Refrigerant levels in range. Disconnect and fuses in working order. Dusted off all electrical components inside of furnace. Secondary motor control is out of range. Left checklist with tenant. system is operational, couple parts are beginnning to premature fail. -condenser fan motor not running freely, leaking oil - secondary motor control low System reset and tested.
