Getting ready for summer

Pre summer check up of the new furnace and A/C went well with no issues. There had been some difficulty this past winter regulating the heat. So, while he was here, Daniel took a look at our thermostat and determined that it was reading more than two degrees too high. He went online and researched the problem, then made some changes. Presto, problem solved. Looking forward to the summer.

This is my go to company for all things HVAC. They installed an all new system 3 years ago when we bought our house. If you're going to spend the money for a new system, it's well worth spending the little bit for a twice a year check up. These guys are the best.

When I arrived at unit, I noticed condenser unit wouldn’t work. I found a motor control on inside with fan leg dead. I replaced motor control and unit still didn’t work. I noticed I had 120 v only for incoming voltage and system requires full 240. I traced power back to disconnect box and found one leg of the disconnect box was dead. Replaced fuses in disconnect box. Then I still couldn’t get unit to turn on. I got 24 v from thermostat, I had 24 v at motherboard. When I checked my condenser wires I was loosing power at the low pressure switch leg. Low pressure switch needs to be replaced. It keeps shutting system off as a safety mechanism to protect system from further damage. Switch would need to be ordered when owner is ready. I bypassed pressure switch to contactor to get condenser unit on finally. They need new thermostat and will install once they get.

During my twenty point inspection, I started off with hosing down condenser coil of any dirt and debris. Opened condenser cabinet and checked everything thoroughly. Starter (good), fuses (good), motherboard (good), dual secondary motor control (good), 24v (good), 120v (good), refrigerant levels sh 5, sc 3, osa 86, delta 20. Then went onto the furnace and checked furnace cabinet thoroughly. Blower motor (good), single secondary motor control (good), motherboard (good), 24v (good), 120v (good). House cools great and ready for summer. Mentioned to owner it was time for maintenance renewal, and I was told she’d call in winter season to schedule it. Today no charge since this is her last visit for maintenance.

Arrived on site to diagnose a leaking unit. Arrived on site and client that the unit is leaking and claims to be green refrigerant on the floor of condenser. Upon arrival spoke over what he saw and stated unknown what the green was but advised it have just been the condensation leaking from suction line. Client stated he saw green on floor at this time but advised him I did not see any green stain on floor. Had him cycled unit for it to run to see if it was just condition. Inspected electrical l. Stater is Burt. Up from operation. Fan motor is leaking from age and over working in past. Second motor control is border line and going bad. Start up on compressor are high due to age and inefficiency. Recommend compressor booster kit. Run amps are high as well from unit working hard and bad condition. Compressor make a very loud noise and while it’s running but it’s due to compressor on borrowed time. Checked pressure and found pressure to be steady as low side was at 70. Unit had bee

Performed service on a weather king system in Irvine. Homeowner reports having a company come out to check out the AC system. After the visit the system was not blowing air from the vents. Further inspection I found the batter was completely drained. This resulted in the blower motor not being able to run. The blower is significantly leaking oil. Outdoor unit was inspected, refrigerant levels are ok. The high voltage relay has heavy pitting which can cause issues. The outdoor fan motor has significant oil leakage. Customer is aware of the condition of the unit, signed up for more maintenances in order to buy time and prepare to replace system. Filter is clean. System is operational at end of appointment.

Heating Maintenance Performed Upon arrival system is working and operational. I began my maintenance at the furnace unit, I checked and tightened electrical connections. I inspected the heating components for proper operation and wear. Burners were inspected for proper operation. Flame sensor was cleaned. Condensates lines were inspected for proper drainage. Static pressures and temperature splits were taken. Filter has been checked, does need to be changed, home owner stated they will replace soon. Blower housing and wheel was inspected for balance and dust build up. Air supply was measured. Inspected safety switches as well as inspected home for fire and carbon monoxide detectors. Upon departure system is working and operational.
