Performed furnace maintenance on 15-year-old comfortmaker heater. I conducted a safety inspection and noticed a few points of concerns. 1. Found the heat exchanger Was in bad condition with noticeable heat spots From usage over the years 2. Inspected heat exchanger and found no cracks Present although there is a high chance cracks will form due to heat spots or may even be present in spots that are inaccessible. 3. Indoor blower motor is covered in a layer of dirt along with oil leakage occurring this can result in the motor locking up or overheating from using higher amperage. Motor is responsible for the operation cooling and heating mode. 4. Single secondary motor control for the fan motor has become week due to the fan motor using more power than needed 5.
