Performed furnace maintenance on 1996 Comfort maker heater. Upon my maintenance client stated that secondary drain has been leaking since she has moved in and is getting the house repainted and would like this fixed. Upon the maintenance I came across multiple points of concerns that were just with the homeowner. Comfortmaker heater- 1. Found that inducer draft motor has oil leaking from bearings this has the potential to cause the motor to lock up over heat if more oil loss occurs. 2. Indoor blower compartment is heavily covered in dust and debris due to 1 inch filter is not being swapped out enough in the past. Recommend that 5 inch thick filters are used For best efficiency in indoor air quality filtration 3. Indoor blower is also covered in dust and debris 4. Systems temperature rise was 50° 5. Static pressure was 0.71WC exceeding the 1.5 WC manufactures recommendation this indicates to me that the airflow in the system is restricted 6. Found that evaporator coil drain lines were
