Upon arrival, client was not on site. Had instructions to begin diagnostic without her. Call was for upstairs system. Found condenser and it was running. Checked charge and it was flat on refrigerant. System runs on R22 which is outdated and no longer manufactured. Because of that repair cost is high. Was unable to pin point where leak I’d coming from. High chance it’s in the condenser because of oil stains on unit. Informed,Ed client of findings. Went over repair options. Have follow up call on Monday may second to go over findings. Left system off at breaker upon departure.

Cooling Maintenances Performed- Upon arrival systems are working and operational. I began my maintenance at the outdoor condensers. I began by popping the top and washing the coil out with water and solution as well as removed debris. I then proceeded to inspect the electrical components for wear and tight connections. I measured amp draws and recorded refrigerant charge. I then proceeded to the indoor furnace units. I performed a duct leakage inspection on both systems. I checked electrical components for wear and tight connections. I flushed condensate lines. I measured temperature splits as well as static pressures. Filters have been checked at this time. Electrical amp draws have been recorded. Thermostats were inspected for proper operation. Upon departure systems are working and operational.

Preformed 2 system Maintenance on 2012 carrier condenser. Cleaned both units inside and out. Verified that electrical is in healthy range. Both caps are in range. High voltage distributor are burnt. Upstairs condenser leaking slight oil from bearing. Both units missing surge protection and flood protection in attic. Refrigerant pressure are in range on both systems. Client is aware of both system condition at this time.

Performed furnace maintenance on 2011 two system carrier heater. Upon arrival wife was home and husband is out running errands. Perform safety inspection and during the maintenance I did notice a point of concern that can lead to failure in the future on the downstairs system. 1. Indoor Blower motor Has lost a significant amount of oil from a bearing and can lead to a locking up or overheating very soon. This component is used for AC and heating which means that the motor is used to year-round. 2. Both flame sensors have oxidization although were cleaned at this time. 3. Both drainage systems coming off of the evaporator coil’s were not equipped with flood protection. 4. Both systems are not equipped with surge protection At this time both systems are operational and will be emailing over recommendations to John so that he may review them at this time informed his wife about findings and will be following up soon. Both systems are fully operational upon departure

Performed Heating maintenance on a pair of Lennox furnaces. Both systems are equipped with icomfort white series thermostats that are functioning well at this time. Heating temperature splits are within range at 30 and 45 degrees. Condensate lines are clear, duct runs are sealed. Electrical amp readings are in range and recorded. Gas valves are operating within spec. Homeowner has Tesla installed surge protection on 1 entire system. Customer wants to install surge furnace protection on his own. Both systems were operational at end of appointment.

Preformed furnace/maintenance On two system Lennox. Upon my maintenance XC20 fan motor Was intermittently working and not running at the proper capacity. Determine that fan motor is going bad and will order new one under warranty although labor warranty is expired. Also found that system is not equipped with surge protection on both indoor and outdoor units. Discussed That surge protector should at least be put on outdoor unit to protect ECM motors and compressor to increase longevity of AC systems. Performed maintenance on AC systems and cleaned off condenser coil’s and checked refrigerant pressures. All components on AC system besides fan motor checked out. Performed maintenance on furnaces and double checked temperature rise along with secured all gas fittings and ensured no gas leaks. Filters are both replace due to cat hair buildup. Recommended that indoor air quality upgrade with whole house purifier that can be installed to increase the life of the system and reduce dust build

Performed furnace maintenance on 2 9 year old carrier units. Cycled systems for heat. Verified proper heating sequence of operations. Cleaned furnace, blower assembly and heating compartment. Ran systems through 20 point inspection checklist. Went over all concerns and recommendations with homeowner. Homeowner is fully aware of the condition of his systems. Wants to hold off on any repairs for now. Cycled system, system is operational upon departure.

Performed AC diagnostic on eight-year-old carrier condensing unit. During my diagnostic I found that the secondary motor control had been bad on the fan and hermetic terminals. This component was then replaced and the compressor amperage is pulling 8.1 amps along with fan pulling a 0.8 amps. Found traces of oil leaking off condenser fan motor And pitting occurring on high voltage relay. Upon my departure system has 15° split And appears to be functioning and cooling.
