Performed AC maintenance on 2 27 year old Rheem units. Homeowner has lived in the home for about 10 years, has never done a maintenance on them. Has always felt like they just don’t cool the house down enough and they run for ever, stays away from using them too much because of the cost and they just don’t do the job. Cycled units for cooling. Checked indoor and outdoor units electrical and system components. Pulled condenser fan motors and washed outdoor condenser coils. Ran systems through point inspection. Concerns are as follows: 1. Neither unit is producing a proper temperature split and are not cooling effectively. 2. Indoor motors are starting to leak oil, blower wheels have slight dust build up. 3. Filters were dirty, downstairs unit filter was completely clogged, homeowner was unaware that there was a filter in that unit. 4. Outdoor condenser fan motors are leaking oil. 5. Refrigerant levels on both units are not up to manufacture specifications, which explains why units
