We will remove old equipment per EPA regulations and install a 4 Ton 17SEER/13EER/9.5 HSPF Trane XL18i High Efficiency, Two Stage Heat and Cool with True Variable Speed blower. Converting from the current gas furnace and over to this all electric system will provide higher energy savings and be eligible for the SMUD Rebate of $4,000.00 dollars. This is a true comfort system that will allow for better temperature control and will allow for optimal results out of the zoning system. We will upgrade the original zone board to a new Honeywell Zone board. We will need to run all new electrical and high voltage electrical to the attic for the air handler and heat strips. We will also install a new secondary drain pan with riser with a wet switch for prevention of water damage if there ever became a clogged in the condensate line. New electrical disconnect for the outdoor condenser, new condenser pad for outdoor system. We will install a Return Plenum to accommodate the current return duct

There was a clog of grease under kitchen sink. This cause blockage to shower and bathtub in master bedroom. We had to pull the sinks clean out plug and and clean water the fell out. Then we Had to send the hydro jetter down the clean out where it ran into a major blockage due to grease. We ran the machine and broke down the blockage sending the hose down far enough to clear the blockage. Then we ran the machine forwards and backwards till the pipe was completely clear. After this we checked shower and tub and both were draining good, Then after we cleared the line we replaced to plug and tested water for leaks in plug and to insure the blockage was clear. Everything tested great and the costumer was very happy.

Customer has a clog in her kitchen sink drain with cleanout access underneath the sink inside the home. Ran a standard kitchen snake machine and was getting grease coming back but it was not clearing the clog, I used this for about and hour. I then ran the chain specialty snake down the line pulling back grease, I did this for about an hour and half to two hours. The clog has so much grease that the only way to clear the line is with the hydro-Jett, access is in the home and the area will have to be taped off to keep from flooding the kitchen. The customer would like to discuss the job with her family and will contact us when she decides to get the work done.

Performed a whole home plumbing inspection, checked all bathrooms, kitchen, water heater, softener, flushed heater, and checked house pressure. All the toilets in the home need to be rebuilt or have a new toilet installed, the water heater is about 20 years old and needs to be replaced. The softener is extremely old and leaking, the lavatory faucets need to be replaced. Discussed these issues with the customer and he will discuss with his spouse and contact us when they decide what they want to do.

Performed heating tune up Elk Grove. System from 1998, 21 yrs old. Zoned system with one zone being disabled instead of fixed. See pictures. Left quote for new zoning. Tested system, system operational at this time. The previous owner had some work done, in 2014 the hot surface ignitor was replaced. The inducer appears to be missing part of the inducer balance wheel. But working for now. The pressure switch tubing is starting to fall apart, or was chewed on. Removed damaged section. Cleaned burners and flame sensor. Visually inspected control board, dusty but wires are tight and no burn marks at this time. Ac small metal drain pan starting to rust. Set for plumber to due inspection, tomorrow.

Performed furnace diagnostic Elk Grove on 17 yr old split Goodman system furnace in attic. Turned system on could hear system inducer turning on, then burners igniting, then blower turning off, then system would turn off, light and then go off. Found dirty flame sensor, cleaned flame sensor and made sure wires are tight. Unit is making extra noise, blower seems to be out of balance. Could also be an issue with the control board. Control board looks ok for now. Will keep an eye on the blower and the control board. Ran system for 10 min no issues, cycled system between the zones no issues turned system off and on at thermostat no issues.

Went thru system today 17 yr old system not operating. Found blower capacitor 10@1 low. Could be the problem won’t know fits it’s more until we replace part. Could be motor as well. Also checked dual capacitor for ac low. 40-5@37-4.9 could go next. Replaced capacitors and tested system. System running at this time. Also noticed washable filter in bad shape, washed. As well as 1 yr of maintenance on the system, this includes a furnace tune up an ac tune up and a plumbing inspection. With a permanent washable filter 20-36-1 being shipped to the house.
