Performed furnace tune up 10 yr Goodman split system Folsom. Tested system, put system thru itâ€™s stages, furnace running good at this time. Per client request look at drain line and secondary in attic. Pan is supported with 2by4 only on edges not in center pan sags. Would recommend sliding some center supports under pan. Not sure why pan is raised, just be for better slope. Pan and unit have float switch to kill power to unit if the pan fills with water. Checked gas pressure ok, cleaned burners and flame sensor. Variable speed motor ok changed filter for client. Hot surface ignitor ok. Black flex ducts sealed. slightly lifted unit and slide 2by4s under center of pan to support pan more. Slide one in from each side. Also renewed the membership for another year. Also cleaned off dirty hand marks on attic hatch as best I could.
We will remove old equipment and dispose per EPA regulations and install Up to 17 SEER/13 EER/80% 5 Ton American Standard 2 Stage Heat/2Stage Cool with True Variable Speed Blower. New drain pan, isolation vibration pads, new stainless steel gas flex, New pigtail, new condenser pad with vibration pads, perform nitrogen flush of the Refrigerant lines and perform a leak search down to 500 microns. New electrical disconnect, replace breakers. We will need to add a return plenum to accommodate adding a additional return to allow proper CFMâ€™s to allow the system to operate at full potential and pass the Title 24 testing that will be performed once installation is completed. Reseal all ductwork to Title 24 requirements. 2 year Crystal Blue Maintenance program included. Lifetime Heat Exchanger Warranty, 10 year compressor, 10 year parts, 2 year labor.
Customer shut off his main line valve and the shaft snapped and he stated the hose Bibb above was leaking. Upon diagnosis noticed the irrigation valve was leaking as well, customer also wanted to add on two angle-stops in the hallway bathroom. Removed the old valves on the water main, installed two ball valves for main to house and the irrigation. Installed new hose Bibb with vacuum breaker and two angle-stops in the hall bathroom. Turned the water on and there were no leaks, insulated the water main. Customer is provided a one year parts and labor warranty on there water main at the house and two angle-stops on the lavatory faucet in the hall bathroom.
Remove tub strainer on upstairs master bathroom to replace seal for purpose of stopping water leak into downstairs kitchen Removed basket strainer and rubber seals and replaced tub to drain seal and added new plumbers putty to upper strainer and re-assembled. Had customer run water while I checked underneath for leaks. Had customer run a little water then full volume for a couple of minutes, no more leak.
Performed diagnostic today, found clogged drain lines, primary into drain under sink. And secondary over bathroom shower. left quote to clear drain lines. They are going to have their maintenance man clear the drain lines. Left unit open so they have easy access. At this time it doesnâ€™t appear to need a new drain pan.
Performed ac Diagnostic 19 yr system. Found system appearing to be low on r22 refrigerant. System is 61ozs. System will need close to 3 lbs of r22 refrigerant. Refrigerant went somewhere might be a good idea to inject system with if dye to find leak. Charged system today, will return Monday and dye system then. System charged, well went from 0/125 to 62/172.

Completed plumbing maintenance,#no water heater is 20 years old it is showing signs of failure with Rust between inner and exterior tank, also has a failed expansion tank, Recommend to replace with a new 50 gallon gas Bradford white water heater. Found 11 plastic angle stops that should be replaced.
Performed annual ac maintenance on 23 yr old split downflow Goodman garage backyard. Tested all wareable parts. All in range. Dual capacitor 35-5. Electrical connections good. Contactor looks good. Inside blower compartment dirty. Normal ware for the age of system. Outside gave condenser a bath. Refrigerant levels ok, will need to keep an eye on super heat high. But system is working and cooling. Client only really runs upstairs zone, downstairs coils itself. Zoning ok, working for now. Due to age of system, want to watch the amount of money we spend on repairs.

Replacement in Folsom, Ca. We will remove old equipment per EPA regulations and install a 4 Ton American Standard 17 SEER/13EER Condenser and Aluminum Coil and will be two stage compressor matched with a True Variable Speed Blower comfort system. (Down Flow application). Install two Nest thermostats* New gas flex line, new 110 power cord. We will move condenser 3 feet forward to get out from beneath bay window. New condenser pad with isolation pads for vibration and noise reduction. New electrical disconnect installed with new breakers. Flush and leak test line set. Reseal ductwork to 15% leakage per Title 24 requirements. Perform Title 24 duct test and pull permits. ( Smud Rebate for $500.00 for 17 SEER and $100.00 for Nest thermostats TBD* for a total of $600.00 after install rebate) bringing your total cost once you receive the rebate down to $14,400.00. *per phone conversation with Ken, Nest thermostats can not be installed due to wiring issues.
Removed drawers on cabinet to access leaking angle stop installed last week by Crystal Blue in bathroom. Removed 3.5â€ inch nipple and replaced. Re installed anglestop and turned water supply back on, no more leak.
Customer had Rooter Jet Plumbing out to do original warranty call but water heater is still having same issues. Customer called Crystal Blue for second opinion of issue with water heater. Upon arrival found snap disc tripped on newly installed burner assembly sent from factory. Customer called American standard to have tech discuss issue with representative. George at American standard asked to have pictures sent of water heater. American standard representative asked tech to bypass snap disc to keep customer in service. After bypassing switch water heater remained on for about 10 minutes before shutting off again. American standard representative (George Juarez) told technician that customer would have to call back tomorrow to speak with supervisor Christian as he did not know how to diagnose water heater over phone. Left customer with personal cell number in case American standard supervisor needs to speak with technician.
