Out to perform annual maintenance. Split Trane system attic. With buetler smart vent that has been disconnected. Filter 20-30-1 looks good. Tested system zoning, upstairs by itself, then downstairs by itself. Downstairs has blow by into the upstairs vents. Still concerned about water in pan, too cool, today to test ac, need to come back out once it warms up in a month or two to test ac. Tested the furnace cycling thru stages ok at this time. Checked flame sensor ok. Burners clean. Newer unit that doesnâ€™t run very much furnace looks ok. Biggest concern is going to be on air conditioning. Slight dust burning off when unit starts. We will need to keep an eye on the zoning, working for now. But it is original dampers. And, the water in drain pan.
- Disconnect electrical wiring from existing disposal as needed - Disconnect drain lines for disposal (dishwasher ties into disposal) as needed - Remove disposal if needed to un-jam - Test by operating
Upon arrival customer has very low water pressure coming out of kitchen faucet. After removing hot and cold water lines I can see that the rubber gaskets that are in the built in supply lines have deteriorated and is going up into the lines clogging the faucet. I recommended replacement of the kitchen faucet. Customer would like to purchase the faucet and would like an estimate for a customer supplied kitchen faucet. Customer will call us to schedule installation. I emailed the estimate to the customer and uploaded pictures of the job.
Out for annual heating maintenance and found new system down stairs duct work appears to have metal rust in it. Removed register in bedroom and vacuumed up a good amount of stuff, it is blowing onto the desk below. Put vacuum in duct to clean line as best we can. Cleaned up dust on desk. Keep an eye on it, if problem comes back or gets worse call and we can come back out and inspect some more. Tested system heat and cool all ok at this time. Checked filter in ceiling ok at this time.
Customer had a prv go bad, they tried to install a new prv but it is leaking. I also let the customer know that he used a black iron fitting to connect the prv which is going to rust out and get into the water. Presented estimate and the customer wants to check around for options.
Upon arrival customer had backyard black corregated drain line that was backed up in two spots. Previous company stated they did not have the right equipment to clear the line. I cleared the 20ft section with the flex shaft and now it is draining as it should. The customer was quoted by the office $99 so I charged that. I did inform the customer that we usually would be more because of the situation and the equipment needed,but we stand by our name and will honor the price. Collected payment
Reviewed possible options for repairs with homeowners are they considered those options but would like to think about what I am to take possibly will be contacting insurance home warranty to see if they will be of any assistance in repairs for the work customer would like copies of estimates emailed to them Customer prematurely stopped inspection said that we had found too much stuff already he would like to address those issues before continuing with the inspection process
Customer has a sediment trap and water filtration system that he wants installed, a bypass would be installed for the system as well. Provided estimates to plumb the system in pvc or copper, job would be full day with a helper. If the customer chooses the copper system it will be ran with the pro-press, customer was emailed the estimates and will contact us when they decide to get the system installed.
Upon arrival customer has a slow draining lav sink. Would like us to clear it so it drains as well as the other one. The customer saw a coupon online but that only applies to the main sewer line. I gave estimates and the husband called and said he wanted to do it himself. I went over the membership program with the customer and she will discuss it with her husband when he is home.
Performed heat pump diagnostic, found system off client smells burning. Inspected system found Disconnect burnt, replaced disconnect, and tested system, system running on departure. Everything looked tight canâ€™t figure out what caused the melt down. And resigning for a membership, and changed filters for client. Had to reset the outside unit pressure switch.
Upon arrival customer stated they would like to move and in order to they would need to change their e current water heater out. When they had their water heater installed a couple yearâ€™s ago; they put the wrong kind in. They currently have a 50 gallon water heater with a blower motor. I observed that they have a pan that runs to the exterior as well as the t&p valve. I notice that when it was installed a 3/4â€ copper line has been shark bite capped off. The customer has not had heat from their furnace since it was installed. I believe that they need a hydronic water heater, but need to know which kind, and confirm itâ€™s hyrdonics. I only seen one line going into he house that would be for the hydronicâ€™s when usually there are two; plus your usual hot and cold water lines.
