2 x matching 20-25 rafg filter.. filter and 1 can. For main house. Wants to add return for main house unit. Package unit on ground. Unit has crossover. Duct in attic 18” hardpipe with massive return can. Thoughts to add return and connect to it using it as a junction box cause duct can move more air than return can supply. Adding 16” r8 duct. 48.5by38by31.25 sitting on 46 deep by 60”wide pad. Electrical and gas come out on the left of the unit, gas needs to be rerouted around. Aprox 8’ long 4’ 90 and then 4’ Lip of the water heater door sits at 33.5 Client is a concerned about the transition, wants them to be good.

Rental Property We will remove old package unit on ground and install a Trane XC15c model number 4WCY5024A1060N AHRI 9100574 two stage gas, single stage cool with variable speed blower. Fabrication of transition from plenum to unit to get separation off wall min 6” Reseal all ductwork per Title 24 requirements, new gas flex with new electrical disconnect. Move disconnect away from unit. New Easy Read programmable Thermostat installed. Permits and Title duct test included. Add to main house a 25x20 Return with 18” duct. 18” start collar x2 with return can.

House has two water heaters neither have an expansion tank, water pressure is 95 psi recommend inch and a half pressure reducing valve. (homeowner is aware that high-pressure can cause plumbing failure and is OK with it ) . Both water heaters have signs of carbon monoxide exiting the temperature relief valve,( see pictures).

Performed annual heating maintenance loomis, client signed up for one system. Client has 3 split systems, 2 under the house, 1 in attic. Silver flex ducts sealed units 12-13 yrs old. Rheem split systems under house, one 80% furnace, one 90% furnace. Tested systems, working at this time. Client has 5 filters due to be changed. 2x20-25-1, 2x14-25-1, 14-14-1. 3x tstats ok. Cycled system, running ok at this time. Recommend annual maintenance. Cleaned burners and flame sensor on 90 % unit under home, tested parts ok for now. Due to age of equipment recommend keeping up on maintenance. Might even look into washable filters, so you don’t have to buy 5 at a time. Tested system safety features, working correctly at this time. Ran system for 30 mins no faults ok for now. Signing back up for another year for all 3 systems, With washable filters x5. Client will call when filters arrive, for me to install filters.

Customer changed out his angle-stops and the hot side one kept leaking. Removed the old angle-stop. Cleaned the copper mip and threaded on a new quarter turn angle-stop and turned the water back on with no leaks. One year parts and labor warranty on the hot side angle-stop underneath the kitchen sink.

Install Trane 4 Ton split system 17 SEER two stage cool with two stage heat with true variable speed blower 80% furnace. Install new R8 ductwork, 11 supplies and two returns. Homeowner will run own gas and electrical. Title 24 duct tested and permitted.

Customer has a clogged kitchen sink, upon snaking the sewer line the snake was not entering the pipe. Ran the camera down the line and noticed the tee attaching the vent and drain line is the wrong tee. Provided estimate to repair sewer line in the wall and under the home, customer has a nether plumber and wants to see if they can fix the issue.

Completed plumbing maintenance, water heater is about 15 years old. Water pressure to the house is 100 psi, max pressure should be 85 psi and lower. I highly recommend a inch and a half pressure reducing valve, also recommend a 4 gallon expansion tank for the water heater, upstairs bathroom that has two lavatory sinks has a toilet fill valve that is starting to act up due to the high pressure. I adjusted master bath toilet fill valve to try and aluminate the water from continuously running if this does not stop the valve will need to be replaced.
