Completed plumbing maintenance, water heater is about 15 years old. Water pressure to the house is 100 psi, max pressure should be 85 psi and lower. I highly recommend a inch and a half pressure reducing valve, also recommend a 4 gallon expansion tank for the water heater, upstairs bathroom that has two lavatory sinks has a toilet fill valve that is starting to act up due to the high pressure. I adjusted master bath toilet fill valve to try and aluminate the water from continuously running if this does not stop the valve will need to be replaced.
