We appreciated Taylor Irik’s on-time arrival (a little early, in fact), his friendliness, his professionalism and efficiency, as well as his ability to answer our questions about the Navien tankless water heater and the water circulation system surrounding it. Need to diagnose garbage disposal and use tools to spin blades free and knowledge to reset the disposal. Take me a couple tries to get the blades to spin freely hit the reset button in the garbage disposal work for a moment and blades damn begin had to do more diagnosing and work the garbage disposal with my tool little bit more after that I was then able to reset the garbage disposal and it is now functioning 100% properly. Customer seemed very happy and satisfied with the job perform.
In this estimate summary it will be to complete the connections from the studio main located near the studio and running 46ft over to the new sewage ejection pump. The pump is costumer supplied be we would need to provide a sewer riser with lid. That would require us to dig nearly 5 ft deep. In the estimate we would need too cut the concrete and asphalt and use jack hammers to remove pieces of both. The we would need to dig around 2ft deep with and 1/8th of grade going through the entire 46ft run. After grading the ditch we would then connect our three inch pipe to sewer main by studio hone and connect that to our sewage ejection pump. This pipe will be shaded with sand. Costumer has requested that we finish job after shading the pipe with sand so he can save money by doing the backfill and concrete himself. In the summary I have presented options that me and the customer had gone over in person. This job is broken down into two different sections. In the first section 1A we will be doing the entire job ourselves from start to finish. That portion of the job (section 1a) is from the studio across the driveway to the new sewage ejection pump that we install. This also includes the 3inch clean out for trailer sewage waist. In the second estimate section 2b We cut down the cost. By nearly four thousand dollars. The reason we cut down the price of the second estimate is because the customer was hoping to save on cost by doing the electrical that runs from the box down to the pump. As well as backfilling dirt for the 2 inch abs run that goes from the pump to the sewer main near septic tanks.
After speaking with the customer and going over the details of the job I would like to have been our senior tech come out here with me next week on Monday preferably. So we can go over a few options there’s multiple ways we can do this job and I let the customer know there is more than one option I would just like to have a senior tech with me in order to get an accurate idea of what we should do what is going to be the most cost efficient and best quality system for the customer. Customer is OK with us coming back to perform estimate.
Estimate to install new heat pump split system. No existing system. No natural gas. Not all of house has attic, living room has vaulted ceilings. Client mainly concerned about upstairs rooms where most of people spent their time. Breaker has dedicated slots. Also wanted estimate on replacement of direct driven whole house fan. Wants a more quiet fan. Gave estimate for installation of new heat pump split system and whole house fan. Also gave option of split system at full price and whole house fan free.
Technician will flush tankless water heater. Technician disconnected tankless heater and hooked up pump. Technician ran descaling solution through water heater for 45 minutes. Technician also inspected Holmes plumbing system and provided the Crystal Blue advantage. Water pressure is at 50psi and water quality is at acceptable levels. Technician cleaned work area and reconnected water heater. Technician collected signatures and payment.
Customer had the electricity go out about a week and a half ago, the generator kicked on around 6pm and ran until about 2am the next day and kicked an error of 1603 and would not start back up. The installers of the generator called generac and they asked to have the gas pressure tested, upon testing the unit has a water column of 11.5 when the unit is running so gas levels are optimal. Called the installers of the generator and informed them so that they can call generac and get closer to getting this issue solved.
Returned to install new Price Pfister cartridge, shut the water down to the faucet. Removed the old cartridge and installed the new cartridge. The water flow improved but still wasn’t the best because it is a water fall style faucet and they restrict the flow, customer was pleased with the improved pressure.
Performed a whole home plumbing inspection, during the inspection I found that the water pressure is at a dangerous 140 psi. Highly recommend new prv be installed and ball valve at the water main, the toilet in the master bathroom rocks and the tank to bowl bolts are almost completely rusted out and could use a new flush valve as well. The water heater located in the garage has single wall venting that is touching the wood roof, single wall needs a 6 inch clearance from combustibles where double wall only needs one inch clearance so the venting need to be changed and the t&p needs to drain into the garage sink at least if not exiting the home. The master bathroom shower valve will only stop if you hit the sweet spot, so it needs to have the cartridge rebuilt. Provided all the estimates to protect the customers home from any unwanted damage or emergency that we can see at this time, she will contact us when she decides to have us fix these issues.
Customer has a water heater that went out and will not re-light, upon diagnosis the water heater started up just fine. I waited for over 15 minutes and the water heater stayed on with no issues at this time.
Performed furnace diagnostic, heat only furnace, with new tstat. Found blown low voltage fuse. And loose wire connection inside unit. Replaced 3 amp fuse and tightened g wire. Then tested system. System runs need to to keep an eye on the blower capacitor, and inducer motor sounds rough. Also with age of equipment want to watch how much money we are putting into system, Regular maintenance of system System, furnace only in closet, swamp cooler on roof. And plumbing. Plumbing inspection would like soon. Inbetween tenants at this time.
Standing inspection with fire Marshal. Pressurized line from propane tank to generator. 15lbs for 15 mins. Line held fine. Lost no pressure. (Line actually was charged for over an hour with no movement on gauge.) Fire Marshal came out and signed off on inspection. Backfilled trench and hooked up gas line to generator. The county of placer also showed up and signed off on job as well. While county inspector was on the job, the inspector stated that he was going to sign off on the yard gas but to get a complete sign off on the job the contractor for the electricians needs to call back the fire inspector and the county for complete sign off. Plumbing contractor part of job is signed off and we are good to go.
