Customer stated there was water leaking into the ceiling, roofer said it was the ac unit, Found condensate pan on roof top package unit full and condensate drain clogged, will need to remove clog, Coil is also impacted, Coming back Between 12 and 4 tomorrow to do repairs, System not operating at this point Changed out return filter

Out to estimate replacement of existing split system. 3 ton split system, upflow furnace in hall closet. Tenant, Bobbi, says air conditioning does not keep up when temps outside reach 90* +. Recommend replacement of furnace and air conditioning unit. Another option is to have one of our experienced technicians come out to diagnose problems and offer repair costs options if deemed viable. My professional recommend would be to replace full system.

Performed swamp cooler diagnostic, roof down shot unit. Found that the unit is making an awful noise. Got on roof found that the pulley wasn’t attached to the shaft. Recommend some service. Fixed pulley, and tested system. Signed membership

Performed ac maintenance in North Highland. Unit is a carrier condenser on back of house. Unit is about 15 years old. Cannot connect low side wont thread on properly. Tested high side pressure and is at 142psi. Checked capacitor and is in range at 49.8UF and should be 50/5UF. Contactor is a little worn and has rusted the screws so cannot get wires out. Coils are very dirty and will wash off with water to help improve efficiency. Clean spider webs off inside and out side aswell as pulled weeds away from unit. Tested unit for proper operation after I maintenanced it.

technician Taylor arrived on scene to investigate reports of kitchen sink backing up. When technician arrived client stated they have had issues with the kitchen sink and the laundry room sink in the garage backing up. Technician believes these two lines are connected before they enter the main. technician inspected and found no issues with the main line strictly with this secondary line. Technician disassembled P-trap and began to snake through Santee. After approximately 30 minutes technician was unable to clear blockage. Upon further investigation technician found exterior clean out hidden behind access panel. Technician recommends returning tomorrow to hydrojet line. Technician discounted today's services because clients accepted a hydrojet service as well. Technician cleaned work area of all trash and debris and will return tomorrow. Technician collected progress payment for today's work and a down payment for tomorrow. Technicians Taylor and Keaton returned on 4/28. Technician

Customer has a clog in there laundry sewer line and the kitchen drain as well, customer chose to just get the kitchen cleared for now. Cleared the wood and glass sheets out from in front of the cleanout outside, ran the snake about 50 to 60 feet. Ran water down the drain for over ten minutes with no issues.

Customer has no hot water and a big puddle of water in the garage which is opposite the outside water heater closet. Upon diagnosis the water heater is 20+ years old and leaking from the tank, recommended a new water heater be installed. Removed the old water heater and installed a new 40 gallon low nox Bradford White water heater. Installed some b vent where the venting touched the roof since it was single wall and dangerous. Installed new water flex lines, gas valve and flex line. Installed new expansion tank and connected the t&p. Turned the water on with no leaks, turned the gas on and the water heater is working perfectly.

Technician Taylor arrived on scene to investigate reports of toilet needing a new wax ring. Technician arrived to find client had Toto toilet with one piece mounting bracket. Client also mentioned that his bathtub faucet would not stop dripping. Technician noted that the bathtub was controlled by two stems. Technician recommends replacement of wax ring with a new seal around the toilet base and replacement of both stems at the client's bathtub. Client is a senior with health difficulties affected by covid-19.

Techs arrived to investigate report of broken shower. Techs met with Client at her apartment to discover shower pan in master bath is cracked. Client stated she has lived here 5 years and it has always been cracked. Complex management is having Client pay for repairs. Client stated the complex quoted her $1,200.00 for them to take care of it. We explained we would be well over double that cost for a replacement but we could possibly repair it with a fiberglass epoxy for less. Client had to leave to pick up kids but asked for the proposals to be emailed. She plans on fighting the property management on responsibility. Techs typed up two proposals and emailed them to Client. Techs pulled off.
