Customer has a gas leak in her slab foundation and wants some options to repair or replace the gas lines in her home. Provided the customer with multiple options for repair vs. replace it all the gas lines and going through the attic so there will be no more slab headaches. As an added bonus per. Tim the owner, I provided a special tankless addon for an extremely good deal since the gas line would be sized by us. All options except the repair would be permitted and the permit would be pulled by us and is a part of the estimates. The customer will contact us when she decides to get the work done. When the customer calls in we need to start the work ASAP, she is without gas supplied to her home and needs this problem to be remedied.

Technician Taylor arrived on site to perform inspection of whole home as part of plumbing maintenance program. Technician inspected the water main and whole home shut off. Technician inspected and flushed clients natural gas water heater. Technician inspected all three bathrooms laundry and kitchen for any plumbing concerns.
Technicians arrived on site to investigate report of foul smell coming from garage and driveway. Upon further inspection technician found the smell to be emanating from the crawl space vents. Technician popped off vent cover and use flashlight to inspect crawl space and found very large pool of sewage. Technician inspected crawl space access at other end of home where an add-on was placed. all plumbing in the add-on was done in ABS and appears to be on a separate lateral. All plumbing where the location of the leak is is cast iron. Technicians recommend client use a restoration company to pump out all sewage from crawl space. crystal blue plumbing heating and air will then come out and either perform a spot repair or a full sewer repipe underneath original home. Technician provided homeowner with business card and membership pamphlet. Client stated she had a couple more people coming out to take a look and requested we leave the crawl space vents off for better access.
Techs arrived onsite to investigate drain line of property for potential buyers. Techs Were able to locate clean out in lava rock by front steps but noted the clean out was only 2 inches and facing the wrong direction. Techs were still able to fit small camera down line the proper direction. Techs video inspected line from foundation line to property line. Line looks to be new ABS. It appears to have been rerouted around large tree the was likely in the direct path of the original sewer lateral. Techs did note that there is a large offset where the sewer ties in from the home owners ABS to the cityâ€™s clay sewer line. This can definitely cause future backups and we would recommend fixing properly. Techs marked location by sidewalk with white paint and documented with photos. Techs will provide proposals for repair of foundation line clean out as well as a repair of the existing property line offset. Techs Cleaned work area and pulled off.
Performed plumbing inspection of whole house. Tested all fixtures and hose bibs for proper operation. Gave option for replacement of 7 angle stops in the hall and master bathroom. Customer will think about it. Customer declined to do a flush on the water heater due to it being inside the house. Emailed photos, forms, and estimate.
Customer had chance out and he did a complete tank rebuild, the toilet will not stop running now. Changed out the fill valve and now the water stops when its supposed to.
Install new toilet fill valve and flapper in master bath and new flush valve, also installed new angle stop. Tested and found no leaks
Customer just moved in about a moth ago and has water pooling up underneath there home, this issue was supposed to be fixed by the previous owner but it was not. The ustomer is getting estimates to present to the previous owner to get this problem solved.
Customer is installing a shed and wants to install a dryer and washer in the shed. Presented estimate, customer will do the water lines and only wants estimate for the sewer.
Ran line from septic tank to clear out roots in line roots located at 15 feet in from septic tank. Plan on repair in the new year.
Performed annual heating maintenance Orangevale. 4 year ruud split system attic. Tested system, operational at this time. Tested blower capacitor firstname.lastname@example.org. Cleaned burners and flame sensor. Checked inducer motor ok. Visually inspected electrical, all connections tight and ok. Control board ok, may be getting hot spots took pictures of board to compare over time. Thermostat wire into unit has spare wires, so if you ever want to upgrade to a different thermostat we can. Spark ignitor ok. Tested system safety features working at this time. Ducts are a mix of grey and silver flex ducts. Itâ€™s weird they sealed the new return duct, but did not seal the older grey one to the plenum. Filters 2 disposable, 14-30-1 and 14-25-1. Ready to be changed. Might want to look into upgrading filtration. To an electrostatic filter. Things to look at in the summer. The ac secondary drain pan has had water in it at some point, we will keep an eye on it during next visit.
