Someone answered when I called, they were sensitive to my urgent needs. The gentleman who came to my home, Ever, called ahead to let me know when he'd arrive. During his visit, he treated my home with upmost care, he was friendly, professional, and explained everything thoroughly. And the whole visit cost less than I expected. Awesome from start to finish!

Tom was able to repair my gas hot water heater. He explained what was wrong after a careful diagnosis, quoted a fair price and worked hard to complete the job. I am totally satisfied with the repair and how Tom treated me as a customer.

Performed plumbing inspection except in master bath. Customer declined inspection in that area. Left estimates.
Customer selling home and is interested in getting some repairs done that was found by the home inspector the estimates are attached .
Went over a few options for the customer he is looking to add a smart water shut off unit to his main house shut off valve. There’s a possibility that the unit will not fit with the PRV so close to the bar valve I talked about that with the customer and he’s fully aware we may have to go with option number two where we move the PRV up. We are also going to add a hose babe that’s going to go through his side yard fence into the backyard area we will strap pipe to enhance its stability. Customer seem to be very happy and satisfied with the information I gave him.
Out to estimate replacement of gas/electric split system. Change out of split system equipment. Removal of old equipment per epa. Install new Trane 5 ton gas/electric split system. 5 ton condenser, 5 ton furnace, new coil. New pad, new whip, new disconnect, new zone control panel, new motorized dampers. Add 2nd return to increase return air free area. Duct testing per title 24. Also estimated condenser and coil only, and diagnostic. Includes 1 year of Heating, A/C and plumbing maintenance, Platinum membership. To replace full split system, work will take 1 day to complete. 1 week out for install at this time.
Performed ac diagnostic found system off and tripped far right 40 amp ac breaker. Zinsco 40 amp 2 pole wide. Breaker also not a correct breaker, no lock between poles. So one leg can trip on its own. Tightened both power wires both wires where able to be tightened. If problem happens again, will need to replace breaker.
Clean debris off of evaporator coil to provide better airflow to coil to cool easier and provide a colder air. I have provided before and after photos which will be sent after cleaning. Coil is now clean and all debris removed. Removed blower motor and fan and cleaned both with heavy duty degreaser. Keeping these coils and motors clean with help lengthen the life of your system by keeping it in good shape and not allowing debris and dirt to slowly corrode and breakdown the unit.

Came out for recall after maintenance. Breaker had been popped. Reset breaker and unit fired up.
Found York condenser on side of house. Unit is relatively clean on inside and outside of unit. Removed weeds growing up near unit so they did not grow inside of unit. Checked all electrical connections and are okay. Checked capacitor and is in range showing 40.5/5.1 uf and is rated for 40/5 +-6% and is in range and okay. No signs of any damage to unit. Checked refrigerant pressures for R410a system and is showing Tested unit after maintenance to ensure proper operation. Used this visit as a.c tuneup part of membership.
Performed a.c maintenance in Rancho Cordova. Unit is in good condition on outside. Checked all electrical connections and is okay. Checked contactor and is working properly. Evaporator coil is dirty and should be cleaned. Blower motor is dirty and should be cleaned. Checked capacitor and is rated for 35/5uf and is in range. Checked refrigerant levels and are showing 72 psi low side and 201psi Highside.
Performed a.c maintenance in Rancho Cordova. Unit is a concord package unit on the roof. Checked all electrical connections and are okay. Blower motor and evaporator coil are dirty and should be cleaned to provide more efficient cooling and to help unit work easier so it does not overheat. Checked capacitor which is rated for 35/5uf +-6% and is showing 38/5.1 and is in range and okay. Checked contactor and is working properly. Unit is in good condition. Checked refrigerant levels and are okay showing 71psi Lowside and 199psi Highside.
Out for estimate on IAQ, Zoning working correctly at this time, adjusted the static bypass damper, seems to have helped with airflow. The office, is a 10 in duct that then goes to mixing box. With 2 6in ducts and a 4 and the office is a 90 degree bend. Solution remove mixing boxes add wyes for better air flow. Removal of mixing boxes and in installing wyes. Office is much better.
Customer has a bunch of plumbing issues that she would like to get estimates for and possibly figure out which issues to solve first and which can wait. Provided multiple estimates for the customer and emailed them to her as well, she will contact us when she decides what ob to start with.
Can’t access the room that has the attic access, had to go thru whole in closet ceiling, found water coming from package unit supply side. Went on roof found system operational. Drain line dry water leaking from under drain line. Appears to be leak in drain pan, into plenum. Then onto ceiling. Drain pan failed.
