Tenant is getting very low amount of hot water to her shower, less than 10 feet away the lavatory faucet gets very hot. Recommend new cartridge install at the least or new updated shower valve install. Upon diagnosis noticed the water heater is on a hydronic system (water heater heats the water and the hvac heating system) which adds excessive stress to the unit. Recommend new water heater install bringing it up to code with a 10 year warranty. During diagnosis of the shower valve i heard the toilet was running, customer uses bleach tablets which i discussed with the tenant on how they harm the toilet. Recommend a Kholer Cimmaron toilet install with elongated bowl and ADA standard height ( 2 and a 1/4 inches taller from the floor height). Tenant had me email her all the estimates and findings and she will forward to her uncle, upon her request i am not to bother the uncle at this time.
