Remove the p trap in the master bath sink to try and locate the missing ring. Found ring and reinstall pop up assembly. Tested and found no leaks
Install 2 ton Ameristar gas electric package unit on the ground.. then cut in to side of siding to install all R-8 ductwork, 6 total supplies with one 20*25 return. Run gas line and new electrical. Install WiFi thermostat. All materials and for ductwork included in this estimate.
Remove old ductwork from underneath home and install 13 supply runs of R-8 insulated duct to be hung underneath rafters all material and labor included. Title 24 duct tested and permitted.
Unit A: Remove old equipment per EPA regulations and install a 2.5 ton American Standard split system 14 seer 80% furnace new drain pan new three-quarter inch line set, run new electrical to panel run electrical to condenser, new supply Plenum, new gas flexand title 24 duct tested and permitted Unit B: install new wall furnace and connect new gas flex and connect to gas. Install new window air conditioner. Seal around unit.
Technician was out on October 13 to install hot water recirculating pump under manufacturer warranty. Technician appears to have polled wire out of butt connector for hot water thermistor on the outlet side. Appears to be fault of technician, no charge to customer for service and repair today. Installed new thermistor and turned water and power supply back on , no leaks or error codes. Also tankless water heater does not have thermal expansion tank per manufacturer requirements.
Returned to install recirculating pump bleed off, turned the unit off. Removed the leaking part and installed the new part which was ordered from Navien under warranty. Turned the water on and bled the unit, tested the kitchen sink and unit is working perfectly.
Performed diagnostic, found loose belts, found motor and tightener where loose, tightened everything up system running much quieter now. Checked other smaller unit belt seems looser, but motor tighteners are tight. Oiled unit thru fitting.
Performed diagnostic Sacramento. Found York furnace. Found that the Orignal thermostat isnâ€™t working the way they would like. The back light is not bright enough, and itâ€™s hard to set. To replace thermostat means you would loose the function of the smart vent. Replaced thermostat, removed smart vent control board and left in attic. Also left old thermostat in attic if someone ever wants to go back. Set up new thermostat for system. Re wired everything. Teated system
Fixed roofing shingles, and sealed unit. Stood by for title 24 testing, passed, ready for city inspection.
Tested defrost cycle defrost cycle worked with no problems when I turn system back on. Found system with sticking solenoid valve causing system to trip on high head pressure not allowing system to operate properly. this could also cause the system to bleed refrigerant through which will allow the system to accumulate additional frost/ice caused by the refrigerant cycling through with defrost being on refreezing the defrosting cycle into ice crystals on coil. this will cause coil to frost faster, will also cause the freezer to stay in defrost cycle too long allowing freezer to go past optimal temperature. System also appears to be slightly overcharged due to solenoid valve not operating properly ( sticking ) will need that working properly to determine refrigerant charge. Recommended repairs replace/clean solenoid valve check refrigerant charge after valve has been replaced.
Performed annual ac maintenance, 11 yr rheem furnace, 20 yr old Goodman ac. split system Sacramento. System is an upflow in the closet. Changed filter. 12-24-1 in bad shape. Recommend changing filter more often. Gave outside unit a bath cleaning off condenser fins of dust and debris. Capacitors ok. Checked refrigerant charge, see picture. Ok for now.
Performed platinum plumbing inspection of single family dwelling built in the 50s. Flushed water heater and checked all fixtures in home for operation. Cleaned aerators in faucet fixtures and checked drains for flow. Found a few issues with various fixtures and presented customer with quotes for repairs. Also went over plumbing inspection report and quotes with customer.
Performed annual maintenance on split system attic, system old but operational at this time. Found blower capacitor just in range email@example.com keep an eye on for next time. System is of blower is out of balance and unit rattles. Also seams where coil and plenum meet are Iâ€™ll get sealed correctly leaking air. Heated house up with furnace so I could get more accurate ac numbers. Washed ac condenser. Tested system running at this time. 20-30-1 disposable filter.

Found Goodman split system, access to furnace air handler in winery warehouse. Access to rooftop condenser is in patio between winery and coffee shop patio. Left quote for pro quarterly maintenance. Filter 14-30-1.
