Found water all around furnace in basement. Found that after opening up coil door that the condensate pipe had clogged. Found water all Down inside blower cabinet also. Blew out drain and condensate line began to drain. Cleaned out blower cabinet as well as possible told homeowner about my concern of water being pulled up into blower moter and board and burning them out. Cleaned as well as possible with towels. Found no saftey on drain line so recommended installing an ez trap to help prevent this issue in the future. Installled ez trap and also replaced dirty 16x25x1 air filter.

Found no evidence of water from second floor furnace at time of service. Hot water heater is past it lifetime expectancy. Keep a eye on hot water heater, and HVAC equipment.

Performed precision heat tune up on 2 gas furnaces, all filters looked good at time of service. Recommend replacing in January. I replaced attic furnace blower capacitor, it was out of range. Verified proper gas pressures and combustion. Verified proper electrical and mechanical components operate properly at time of service. Customer renewed his annual contracts for yearly service on both HVAC systems. All major components operate properly at time of service.

Found coil and line completely frozen . Shut unit off and turned the fan into the ON position. Instructed the homeowner to not run the ac until we can come back and check for the leak. I tried to look for the leak but ice was too thick to see anything. We searched the indoor coil for a leak with an unltrasonic leak detector. Found leak on indoor coil. Recommend replacing. Checked charge. Low 76 high 286 sh65 scol. Currently no ac. Replaced indoor coil , pressure tested, evacuated and charged unit to standards. System is running to manufacture specifications.

No ac . Found unit low on charge and freezing up . I charged system to standards and input dye . If the system starts to leak again I would search for the leak before recharging. I cleaned the water up in the overflow pan , on top of unit and on return . Tested temperature splits and checked filter . System is running to standards with a temperature split of 20.

Upon arrival found drain line clogged and pan under unit full of water. Blew drain line with nitrogen and flushed with water several times. Removed water in pan. Tested operation

Burning smell in basement. Inspected blower motor, condensate pump and turned on air conditioner to see if any of the appliances were causing the odor. Found sump pump motor completely burned up and melted in some areas. Unplugged pump from outlet. Condensate from ac was routed to sump pump. Rerouted ac condensate line to indoor drain and tested operation. Sump pump requires replacement. Recommend calling plumber to have new pump installed.
