Inspected unit size and building characteristics. There is large area of first floor that is open to second floor. Checked inside unit for air leakage and checked air filter and airflow settings. Adjusted airflow +10%. Customer stated unit would only cool to 77 degf on very hot days but humidity is in low 40% range. Informed customer will look into previous system size and quoted size. Indoor coil is 3 ton coil. Ductwork is 8x24.

Found water all around furnace in basement. Found that after opening up coil door that the condensate pipe had clogged. Found water all Down inside blower cabinet also. Blew out drain and condensate line began to drain. Cleaned out blower cabinet as well as possible told homeowner about my concern of water being pulled up into blower moter and board and burning them out. Cleaned as well as possible with towels. Found no saftey on drain line so recommended installing an ez trap to help prevent this issue in the future. Installled ez trap and also replaced dirty 16x25x1 air filter.

Found no evidence of water from second floor furnace at time of service. Hot water heater is past it lifetime expectancy. Keep a eye on hot water heater, and HVAC equipment.
