Sight glass had approx 4†of water. Made call for heat from 3 thermostats. Monitored pressure and water levels and operation of condensate pump. Performed combustion and draft test. Draft -.016†WC CO levels greatly improved and within permissible level. Steam pressure 2.25# at the highest. Steam boiler is operating well at the time of this inspection.
Cleaned boiler heat exchanger and vacuumed remaining soot from under boiler. Replaced burners. Opened boiler blow down valves. Tested low water cut of and pump. Water level remains above lowest permissible level however sigh glass on boiler remains empty. (Sight glass is located above lowest permissible level which is unique to Peerless boilers). Tested thermostat operation. Steam pressure remained between .5 and .75 PSI: Good Combustion test showed higher C0 levels which is normal considering boiler was just cleaned. 02 and C02 numbers ok. Boiler is operating well at the time of this service.
We will removed all inspection plates and brush and vacuum heat exchanger of boiler and clean flue piping to chimney base. We will inspect and clean burners and assess condition. Bolts will need to be broken free that are seized or will require drilling and tapping new bolts. Note: Burners and other components may require replacement after boiler cleaning and evaluation and will be quoted as needed. 1/11/22. Performed comericial gas boiler maintenance. Brushed and vacuumed very dirty gas boiler in heat exchanger and smoke pipe. Found burners rusted and corroded. Turned on gas boiler and found boiler had a flame shot out back of boiler. Was not able to perform combustion test due to un stable flame, boiler also locked out on a 2-1 bad flame signal. Possibly pilot assembly should be replaced also. Repairs would need to be completed to put boiler up into operation.
Boiler needs full cleaning and then an evaluation of burners and boiler operation. Boiler and flue pipe are sooted. Inspected Chimney, it is clear. Could not remove burner plate to inspect burners due to seized bolts. Possibly have issues with gas valves and burners. Will need to create full estimate for cleaning and repair pieces. After cleaning we will evaluate and provide pricing for correct repairs
