Chris is very courteous and answered all my questions. Even though he arrived later in the day, but within the time I was told, he was very thorough and found the reason for me not having heat.
Performed Heating Tune Up on Gas Boiler. Removed and Cleaned Burners. Cleaned Pilot Assembly. Removed Flue Pipe at Boiler and cleaned out debris and rust that was collecting inside the exhaust. Put the 1st Floor and Second Floor Zones in Operation. Performed Combustion Analysis on Boiler. Monitored Water Temperature and Pressure on System. Water Pressure was maintaining 18 PSI, and Boiler was cycling off at 180 Degrees. The Flue Pipe is starting to corrode and rust is forming along the inside and and outside of the Pipe. Recommend replacement of the Flue Pipe. Performed Heating Tune Up on the Mini Split System with 3 Indoor Units. Cleaned All Air Filters on Units. Inspected and Cleaned Indoor Coil. Inspected Electrical Components on the Indoor and Outdoor Units. Put system in Heating Mode and tested Supply/Return Air Temperatures.
Performed Precision AC Tune Up on Daikin Mini Split System with 1 Outdoor Unit and 3 Indoor Units. Cleaned All Filters and Inspected Blower Wheels and Indoor Coils. Inspected Electrical Connections on Indoor and Outdoor Units. Inspected Refrigerant Pipe Connections at the Outdoor Unit to ensure they were sealed. Put each Indoor Unit into operation and measured Supply and Return Air Temperatures. System is operating to standards at this time.
Performed Precision Heating Tune Up on the Gas Fired Boiler. Removed Burners and Cleaned. Cleaned Pilot Assembly and Thermocouple. Inspected Heat Exchanger while Burners were removed. Cleaned Pressure Switch Tubing. Put Boiler in operation to test. Tested the Expansion Tank and found that it was full of Water. Recommend Draining Expansion Tank of Water. The Expansion Tank helps protect the Boiler and the Piping in the event of an influx or increase in Water Pressure. Included an estimate for the Draining of the Expansion Tank. Tested Water Temperature and Water Pressure. Performed Combustion Analysis on Boiler. Performed Heating Tune Ups on the Mini Split system with Three Indoor Units. Removed and cleaned Air Filters and Indoor Coils on each unit. Tested operation of Units in Heating Mode. Inspected Components on Outdoor Unit and tested for proper operation. Supply/Return Air Temperatures on each system were to standards. Showed Homeowner how to remove the Air Filters on the Units t
Service call that the Gas Fired Boiler was not operating. Arrived onsite and spoke with Homeowner about issue. Found that the Pilot was lit but the Boiler would not Fire off. After troubleshooting system, found that the Pressure Switch was not gettng the correct amount of pressure to close and open the Gas Valve. After further troubleshooting determined that the Flue Pipe was clogged. Removed Flue Pipe and found a Birds nest in the Vent Pipe. Cleaned Vent Pipe and reassembled. Resealed the Vent Pipe with High Heat Silicone and Metal Tape. Put Boiler in operation and performed Combustion Analysis. The office will call to schedule a return visit to perform Heating Tune Up on Mini Split System and the Gas Boiler.
