Performed cooling maintenance on main system an six month quality checks on the 2 new air conditioners. Cleaned condensate drain. Checked air filters ok. Checked voltage, amperage and electrical connections, measured capacitor values. Checked new unit setup. Started air conditioners, topped off charge on new air conditioners. Balanced by sub cooling. Checked operation and temperature drop across coil.
Heat Tune Up for 120KBTU natural gas furnace. Cleaned flues and chimney breech. Added screws to 4â€x5â€ reducer close to chimney. Visual inspection of burners and heat exchanger:Good Checked electronic spark ignition assembly. Checked pressure switch and components. Replaced 20x25x1 filter with 20x24x1 filter for time being. Measured static pressure. Return static is 1.1â€ (three times the designed static.) Temp rise was also high 70F-146F (76F). Measured gas pressure. Combustion/draft test ok. Humidifier piercing/valve is bad. No water flow. Provided estimates to replace just saddle valve. And provided estimate for bypass humidifier with automatic control. Furnace is operating well at the time of this maintenance.
Performed QA Inspection on 2nd Floor and 1st Floor units. Spoke with homeowner about airflow issues. Found the 2nd floor unit was a 1-1/2 Ton and was set to 3 Tons. Changed Dipswitch settings for unit and reviewed airflow settings and noise with homeowner. Spoke to homeowner about return grill for 2nd floor unit. Found the return grill register is vibrating and making harmonic noises. He said he may buy a new return grill with wider fin spacing. Also adjusted the Auxiliary Heat setting from Comfort setting to a 2 Degree/30 Minute differential setup. Homeowner did not want the emergency heat to come on as much as it was. Addressed any issues and reviewed installs for both systems. Completed checklist form in system. Both installs were done nicely. The 2nd Floor unit did not pass the QA due to noise complaint from the customer. The 1st Floor Unit did pass the QA.
Upon arrival found voltage at the recently installed furnace and dehumidifier, talked to Charles and he said the two breakers indoor furnace and outdoor unit both were on the off position, he turned both breaker back to on position, check furnace operation for 30 minutes check low and high stage heat adjust gas pressure and performed combustion test also test condensation pump ok, during this run time all the oil from heat exchanger was burning off, check outdoor unit high voltage connections ok on the outlet not working Charles will replace the GFCI tried to reset but it would not reset, new GFCI is needed.
Payment not collected.. customer not home walked threw with housekeeper. Installed a new amana heater in a aux pan. Installed a amana coil on top of furnace and modified supply as needed. Reinsulated supply ductwork and reattached return duct and filter. Caulked around filter to heater and taped all other duct. Flushed copper line and brazed and leak checked with nitro and soapy bubbles. Installed a new amana ac unit on a new level plastic pad. New disconnect box and electrical wiring to unit. Tested alll equipment and everything works as it should.
Performed three het tune ups, one heat pump with 5k back up, two gas furnaces, Amana gas furnace haas holes on the heat exchanger showed customer, turned gas off to that specific unit and informed customer the unit should be in use, new system is needed, on Lennox 80% heater check electrical low and high voltage connections close flame sensor check gas pressure performed combustion test check airflow, ok cycle furnace ok, on heat pump test 5 kw back up heater, ok check refrigerant pressures, found system low on refrigerant, we know indoor coil is leaking, heat pump will have trouble heating during this upcoming winter, customer received proposal for upgrade on both heat pump and first floor Amana furnace. During todayâ€™s visit service humidifier and also replaced all filters. Installed new WiFi router to connect thermostats to internet. Check operation of thermostats and all there start are now connected to internet.
Installed dehumidifier in pan on plastic feet. Installed 20amp duplex receptical. Installed new 20amp breaker. Installed condensate pump with new vinyl tubing. Piped drain to new pump. Installed pan switch. Installed water alarm. Wired pump safety in series with pan switch. Tested drain and pump. Performed NOVO water hardness test. 15g/gallon. Water is defined as very hard. NOVO485-75 EFT20 is the recommended Size Softener. Attempted to reestablish WiFi connection at thermostat. Called Resideo/Honeywell tech support. Homeowner now has a â€œcaseâ€ with Honeywell tech support. They must establish connection to personal hotspot at thermostat for Honeywell to be able to update firmware. Emailed estimate softener/water treatment system. Walked through dehumidifier operation and install with homeowners. Dehumidifier is operating well at the time of install.
Performed ac tune up on three unit two in the basement and one on second floor, replaced filter, flushed drain check supply and rerun temp, motors, noticed code pump for first floor Lennox system has old pump and is taking some time to discharge also vinyl goes to the outside and is in bad shape, would recommended replacement of pump and run new viny to sink, for both units in the basement supply temp is 50 return air 66 only 16 degree split, refrigerant pressures ok good super heat and sub cooling on second floor heat pump found unit to be low on refrigerant only 10 degree split 66/56 indoor coil is in bad shape leaking refrigerant, also condensation pump is sitting on top of drywall would recommended replacing pump with shallow pump style and make necessary repairs on new drain if canâ€™t be installed inside unit pan we can make metal pan for pump and installed float switch as well, recommended replacing heat pump system
Recently installed humidifier by us, was leaking water, check humidifier operation and found drain line restricted by kink on vinyl tubing, made necessary repairs, add 3/4 pvc fitting and some tubing to bring up drain and eliminate kink on vinyl tubing, test humidifier for couple minutes draining ok test pump ok no charge under installation warranty
Performed 3 heat tune ups and installed a Aprilaire 600M humidifier. Adapted condensate drain for humidifier. Installed 2 Honeywell t10 thermostats and set up sensor.
