Heat tune up for 80kBTU single stage American Standard natural gas furnace. 40F temp rise. Cleaned flame sensor, verified HSI. Replaced filter. Electric motors mechanically sound. 6.47 amp draw. Verified thermostat operation. Adjusted gas pressure from 3.89 to 3.5 In. WC. Burners/heat exchanger in good condition. Combustion test good. Furnace is operating well at the time of this maintenance/tune up.
When I arrived found furnace lighting and shutting off. Found flame sensor was dirty. Cleaned flame sensor and now furnace is staying running. Cleaning the flame sensor is part of service so just performed precision heat tune up on 80% trane gas furnace. 16x25x1 air filter is clean. Checked all electrical conections and components. Checked temperature rise. Blew out pressure switch tubing. Performed combustion test. Gas furnace is working fine at time of inspection.

No heat, tenant stated flames kept going off after seconds of startup, check furnace operation and noticed that burners ignite but after seconds it goes off, check flame rectification to ground, and reading zero, also check other electrical components, and found blower capacitor reading below it minimum rating explained findings to John the land lord and he approved the repairs, after cleaning flame sensor and performed flame rectification test and now is reading 3 micro amps, also replaced blower cap, performed combustion test and check supply and rerun air ok replaced new filter, cycle furnace ok

Heat tune up on Amana two stage natural gas furnace. Cleaned flame sensor; checked hot surface ignitor; cleaned secondary drain from tubing. Replaced Aprilaire 413 filter. Inducer capacitor good. Combustion test proves integrity of heat exchanger and efficiency of the system (97%). 45F temp rise. System is operating well at the time of this maintenance/tune up.
Performed heater certification of American standard 80% gas furnace. Homeowner just replaced 213 air filter. Checked all electrical conections and components. Checked temperature rise. Found some moisture on smoke pipe wiped of piping and inside furnace. Found bad 115 volt condensation pump, homeowner to replace. Performed combustion test. Cleaned flame sensor. Gas furnace is working fine at time of inspection.
Reclaimed and removed old equipment. Installed new leveled pad, disconnect, whip, and Amana condenser. Ran new lineset and brazed in with nitrogen. Installed new Aprilaire high efficiency air filter. Installed new Amana high efficiency gas condensing furnace. Placed new coil on top and brazed in with nitrogen. Pressure tested to 300 psi and evacuated down to 135 microns. Fabricated a plenum and sealed all ductwork. Reconnected gas and leak checked. Converted furnace to propane. Installed new ez trap and pump and ran condensate piping. Ran new vinyl to discharge. Reconnected venting and added fresh air drain. Installed new receptacle and switch and reconnected electric. Wired in low volt. Installed new t10 thermostat. Tested all functions. Performed combustion test and adjusted gas pressures. Charged unit to specifications. System running great at time of install.
Found lp gas furnace hot surface igniter coming on and lighting pilot but not lighting main burners. Did not hear any click at gas valve during a call for heat. Checked lp gas pressure with a digital manometer , had 11.1 w.c. Up to valve and nothing coming out of valve, bad gas valve. Gas valve is a Honeywell smart valve . Recommend replacing both gas valve and control board. Both board and smart valve would cost around $1500 to replace. Also found heat exchanger has a lot of rust and corrosion. Recommend to replace furnace and a/c together due to being 15 years old. Homeowner will call us to talk about replacement.

Performed two ac check ups, check electrical low and high ok both filters ok, 16x25x1 both, check blower motors and caps, caps reading below ratings, check temp split on both units, first floor running at 18 split second floor 13 split, check outdoor units refrigerant pressures r22, second floor is slightly low on refrigerant, first floor unit r22 pressures ok, informed customer about second floor unit, both furnaces and ac units are from 2003 average life expectancy is between 10 to 15 years, both units have passed the average life expectancy from manufacture

Performed Precision AC Tune Up on Heat Pump system. Found 16x25x1 Air Filter very dirty. Also found a second Fiberglass filter in the return box. With the Dirty filter and the second filter system was not getting enough Airflow and refrigerant levels were dropping to below freezing on the indoor coil. Recommend checking Filter every 30 Days and using a filter that does not exceed a MERV rating of 8. Inspected electrical components on indoor and outdoor units. Cleaned drain line and pump. Filled pump basing and tested operation. Measured refrigerant charge on system. System has slightly higher Subcooling and superheat levels and may be overcharged. System is operating within normal Amp and Voltage ratings.
Performed cooling maintenance on 2 air conditioners, replaced standard air filters. Cleaned condensate pan and drain. Checked voltage, amperage and electrical connections, measured capacitor values, replaced first floor furnace run capacitor. Started air conditioners, checked refrigerant charge, found second floor air conditioner low on charge. System is R22 recommend replacing system vs repairs. Need to quote to replace second floor system.
