Maintenance Plan 2021-2022, no heat found blank thermostat, found no power to stat no 24 volts, open fuse replaced fuse and test operation cycle system con cool and heat couple times check low voltage wiring no issues were found, test furnace side performed combustion test ok no issues found on why fuse was open, sometimes is a one time or coils be intermittent problem.
Performed quality assurance on recently installed ac units, indoor coils with air cleaners and outdoor units, check all electrical outdoor units, indoor coils and air cleaners, ok drain system ez trap and pump ok, discharge vinyl, check all duct connections for the entire system existing furnace and new coil, air cleaner ok all connections are tape neat, test float on pumps and test ez traps ok, check outdoor units both units look very good both units and disconnect are perfectly level. Customer is very satisfied with new units. Installation passed inspection
Performed gas heat tune up, check electrical low and high voltage connections ok, replaced filter, cleaned flame sensor and burners, check fuel pressures and performed combustion test also check temp rise check blower motor and cap, capacitor reading just at the minimum level, we will check during ac season next year, cycle furnace ok
Day 1: reclaimed and removed old trane ac unit and coil. Installed a new amana coil with an external txv installed. Ran new copper lines from indoor unit to new amana ac unit. Brazed and leak checked with nitro and bubbles. Installed new ac in a new level plastic pad with crushed rocks underneath. New disconnect box and electrical wiring to unit. Installed a new switch and outlet for condensate pump to be plugged in. Installed a new condensate drain with a ez trap wired in. New condensate pump with new vinyl tubing ran over to discharge pipe. Will collect furnace paperwork after completion of day 2. Day 2: reclaimed and removed old trane ac unit and coil, installed a new amana coil on top of existing furnace and modified supply ductwork as needed. Cut in a new Aprilaire He filter and caulked all around. Installed a new ex trap wired into unit. New condensate pump with vinyl tubing ran over to discharge pipe. New Maintenance Plan 2021-2022 performed two ac tune ups, check electrical low and high voltage connections ok, check air filter flushed drain check temps split between supply and return, found outdoor condensers running in rough condition, repair burnt connection on floor unit, both units need work, systems are from 2002 provided options for replacement customer decided to replaced both condensers with matching indoor coils.
No ac heat pump not running, found outdoor heat pump void of charge r22 also indoor air handler calling for ac but one element is energized 18 amps, new system is required...consultation for new system is set up for tomorrow

Found 40/5 mfd capacitor tested at 37/5 mfd recommend replacement. Installed new 40/5 mfd capacitor. Also performed precision a/c tune up on amana a/c system. 20x25x1 air filter is clean. Checked all electrical conections and components. Checked temperature split at indoor unit. Tested capacitors inside and out. Blew out condensate drain. Checked refrigerant pressures and temperatures at indoor and outdoor units. A/c system is working fine at time of inspection.

Heat tune up for 80kBTU single stage American Standard natural gas furnace. 40F temp rise. Cleaned flame sensor, verified HSI. Replaced filter. Electric motors mechanically sound. 6.47 amp draw. Verified thermostat operation. Adjusted gas pressure from 3.89 to 3.5 In. WC. Burners/heat exchanger in good condition. Combustion test good. Furnace is operating well at the time of this maintenance/tune up.
