Dibiase did a wonderful job. Very respectful about our home and took the time to explain everything in detail. They were also very realistic about the best fix for the situation. I never felt like they were just trying to sell me something. Highly recommend, 5/5 stars!
Performed two ac check ups, check electrical low and high ok both filters ok, 16x25x1 both, check blower motors and caps, caps reading below ratings, check temp split on both units, first floor running at 18 split second floor 13 split, check outdoor units refrigerant pressures r22, second floor is slightly low on refrigerant, first floor unit r22 pressures ok, informed customer about second floor unit, both furnaces and ac units are from 2003 average life expectancy is between 10 to 15 years, both units have passed the average life expectancy from manufacture
Performed ac tune up check electrical low and high ok filter ok check drain seems to be ok traps does not have access to clean trap check temp split blower motor and cap ok outdoor unit refrigerant pressures ok replaced capacitor and contactor cycle unit ok
Performed ac tune up check electrical low and. High ok replace air filter, check drain ok check temp split only 11 degree split check ref charge 200/70 with 18 sub cooling and 26 super heat txv as meter device, thermal expansion valve not opening correctly check capacitor and contactor ok cycle unit
Performed Precision AC Tune Up on Heat Pump system. Found 16x25x1 Air Filter very dirty. Also found a second Fiberglass filter in the return box. With the Dirty filter and the second filter system was not getting enough Airflow and refrigerant levels were dropping to below freezing on the indoor coil. Recommend checking Filter every 30 Days and using a filter that does not exceed a MERV rating of 8. Inspected electrical components on indoor and outdoor units. Cleaned drain line and pump. Filled pump basing and tested operation. Measured refrigerant charge on system. System has slightly higher Subcooling and superheat levels and may be overcharged. System is operating within normal Amp and Voltage ratings.
Performed cooling maintenance on 2 air conditioners, replaced standard air filters. Cleaned condensate pan and drain. Checked voltage, amperage and electrical connections, measured capacitor values, replaced first floor furnace run capacitor. Started air conditioners, checked refrigerant charge, found second floor air conditioner low on charge. System is R22 recommend replacing system vs repairs. Need to quote to replace second floor system.
Performed ac tune up check electrical low and high ok filter ok flushed drain ok check blower and airflow ok outdoor unit refrigerant pressures ok capacitor and contactor ok installed super boost to compressor to improve start ups, compressor starts with more torque and less power consumption, also during visit performed a water test found water to be 14 grains and chlorine Levels just above normal emailed proposal for water treatment system
Performed ac tune up check electrical low and high ok replace filter 413 flushed drain test pump ok check split check outdoor unit refrigerant pressures capacitor and contactor ok coil is clean cycle unit ok
Performed heating maintenance, checked media filter ok. Cleaned burners and flame sensor, inspected heat exchanger. Blew out condensate trap and drain. Checked voltage, amperage and electrical connections. Started gas furnace, tested limit and safety switches, measured fuel pressures. Performed combustion test and checked temperature rise.
Performed gas heat check up check electrical low and high ok replace high efficiency filter and also replace humidifier and serviced as well, test humidifier and set to winter 35% check feed tube for water flow, ok clean sensor and check burners gas pressure ok combustion test cycle heater ok test pump ok
No heat found heater locked out on pressure switch, clear tubing and exhaust fan, cycle heater and test ok during same visit performed gas heat inspection check electrical low and high ok replace filter check gas pressure combustion test ok cycle heater ok replace blower cap customer ok with price supply air 117 rerun 70
Performed propane gas heater tune up check electrical low and high ok filter ok check burners and smart gas valve operation ok gas pressure ok combustion test replace blower cap reading below rating, customer ok repairs, cycle heater ok
Performed gas heat inspection check electrical low and high ok replace filter, cleaned sensor and check burners ok gas pressure ok test all safeties ok limit, pressure switch and door switch ok performed a combustion and efficiency test ok cycle heater ok would recommend installing a whole house humidifier
When we arrived found blower on old indoor oil furnace constantly running. Pulled off Nest thermostat from the wall and still continued to run. Removed g terminal wire from sub base and it still was running. Went down to furnace and found there was an open limit in the blower compartment. Jumped limit out and it still continued to run. Pulled g wire from control board and still running. Bad relay on fan timer board. Also while in blower compartment found squirrel cage bent and shaft to blower moter had wobble in bearings. After talking to homeowner, he is not fixing anything at this point. He would like to switch over to propane. He is going to just let it run as is at this point. Homeowner would like a quote to install furnace , he will call when ready.
No hot water, pilot not stay lit, found defective thermocouple quoted for new thermocouple customer ok replace thermocouple and test water heater cycle water heater ok
Performed ac check up check electrical low and high ok replace filter 20x20x1 check split supply 49 return 66 no load inside the house, blower cap ok check outdoor unit 410 pressures ok capacitor and contactor ok cycle unit ok pressures 200/90 with 9 sub cooling and 25 superheat outdoor temp is 70 inside temp is 66 no load in the evaporator, test pump couldn’t flush drain no excess port to drain
