Performed cooling maintenance, replaced air filters. Blew out condensate drains. Checked voltage, amperage and electrical connections, measured capacitor values. Started air conditioners, checked refrigerant charge and temperature drop across coil.
Found 10 year old York a/c had no power going to outdoor contactor for first floor a/c. Came in side and reset the breaker. Outdoor unit came on. Found 410a system low on charge. Pressures were 325/110. Also had an 11 degree split at indoor coil. Told homeowner a few options. We can charge the system only. Second option we can add leak dye to find out where the system is leaking or we can replace the a/c. Customer decided to add refrigerant for now. Told homeowner that there is no guarantee on longevity of refrigerant charge and should probably start planning to replace the system. Added 1 lb 11 ozs of r410 a now pressures are 370/141 with a 18 degree split at indoor coil. System is working fine at time of service
Checked poor cooling complaint, checked air filter ok. Set thermostat to cooling, checked temperature drop, getting a 30 degree drop. Checked refrigerant charge, found air conditioner low on charge. Topped off charge and balanced bu sub cooling. Checked operation and temperature drop across coil.
Found contacter chattering when it pulls in and capacitor is reading weak. Replaced contactor and capacitor and tested. Also performed precision a/c tune up on York and amana a/c systems. Replaced 16x25x1 and 16x20x1 air filters. Checked all electrical conections and components. Blew out condensate drains and tested pump. Tested capacitors inside and out. Checked temperature split at indoor coils. Checked refrigerant pressures and temperatures at indoor and outdoor units. Both a/c systems are working fine at time of inspection.
Heat tune ups on 2 York 60K BTU furnaces. Cleaned flame sensors; checked HSI. Verified operation of both thermostats. Temp rise good; combustion test good. Electrical components good. Both furnaces are operating well at the time of this maintenance/tune up.
Performed precision heat tune up on 2 York gas furnaces. Replaced 1 16x20x1 air filter, and 1 16x25x1 air filter. Cleaned both flame sensors. Blew out condensate drains. Checked temperature rise. Performed combustion test on both systems. Both gas furnaces are working fine at time of inspection.
No ac found system off upon arrival set thermostat to call for wc and found system to be low on 410 also found faulty condensate pump, quoted for repairs customer ok with replacing pump adding refrigerant and also adding dye, after adding refrigerant check pressures ok chck supply and return air ok also flushed drain and test pump ok return temp 72 supply ai 51

Checked no cooling complaint, found condensate pump full and safety tripped. Blew out discharge line, found no restrictions. Tested pump again, pump has failed. Replaced condensate pump. Tested pump. Started air conditioner, checked refrigerant charge, found low on charge. Topped off refrigerant charge, balanced by superheat. Checked operation and temperature drop across coil. Signed up first floor system for maintenance plan need to schedule cooling ptu.
After we arrived found outdoor unit and indoor unit running , but indoor was frozen up. R22 pressures were 156/26. System is not worth charging due to age and price of r22, recommended replacement . Our office is to call and set up appointment for sales call.
Performed Quality Assurance On recently installed Indoor Coil and Condenser. Filled out attached Checklist. Reviewed installation with Homeowner.
Installed new coil and outdoor unit ran all new linesets and thermostat wire and drain. New whip disconnect was cut out in siding so we kept old one. Checked pressures and weighed in 1 pound ran 44 ft of line set had to charge for 28 ft. System was checked in ac and ran great. Delta t 26 degrees
