Arrived to do ac maintenance on both systems. First floor: Went ahead and checked thermostat for operation, changed filter, checked temperature split, checked blower motor amp draw and run capacitor, checked compressor amp draw, condenser fan motor amp draw, checked dual capacitor, checked refrigerant pressures, system is working correctly at this time. Second floor: Went ahead and checked thermostat for operation, changed filter, cleaned and primed ez trap, checked temperature split, checked blower motor amp draw and run capacitor, checked compressor amp draw, condenser fan motor amp draw, checked dual capacitor, checked refrigerant pressures, system is working correctly at this time. Checked incoming water pressure found it to be at 60psi went over options to increase amount of hot water accessible in home as well as filtration options.

Performed precision a/c tune up on (2) York a/c systems. Replaced (2) 16x20x1 air filters. Checked all electrical conections and components. Checked temperature split at indoor units. Checked refrigerant pressures and temperatures at indoor and outdoor units. Found both 35/5 mfd capacitors are weak and need replaced. Recommend replacing, homeowner said he will take care of the capacitor replacements. Both systems are working at time of service.

Performed QA inspection on Amana Gas Furnace Install for First Floor system. Checked all programming and ran system in Heating mode. Performed combustion testing while measuring Gas Pressures, Static pressure, and Temperature deltas. Ran each zone individually and simultaneously and system was producing a 50-55 Degree temperature split which is in the manufacturer’s recommended temperature range. System is operating well at time of inspection. Homeowner had asked about the second floor unit which had previously been diagnosed with a bad inducer motor. Turned second floor system on and found inducer motor is squealing on Furnace. This indicates that the motor is failing internally and replacement of the Inducer Motor is recommended. Shawn provided an estimate for the 2nd Floor Inducer motor during the previous visit.

Found ac was wired into w terminal so ac was running with a call for heat, fixed that and moved it over to the y terminal, as for the squealing from the second floor system, the inducer motor bearings are failing and causing a very loud squeal, recommend replacing motor before it causes more damage to the heat exchanger.

Removed old 90% gas furnace, installed new Armada gas furnace in same spot, breached coil in air while swap out, installed new gas piping to new heater and PVC venting as well, tape and silicone and all possible joints and ductwork re-hooked up line voltage and low voltage wires installed new easy trap along with a new 115 V condensate pump looped in series breaking R, put condensate pump on vibration pads did combustion test at 14 ppm, adjusted high and low fire gas pressures set up AC tonnage in cool cloud cleaned up work area collected check for full amount went over installation with homeowner checked all operations everything was good at time of completion of install

Performed precision heat tune up on 2 York gas furnaces. Replaced (2) 16x25x1 air filters. Checked all electrical conections and components. Cleaned flame sensors. Found inducer motor for first floor gas furnace very load, bearings are going bad. Also found 795 ppm in the exhaust furnace heat exchanger is also bad. Gave homeowner the option to replace the heat exchanger and inducer Motorola replace gas furnace. Called office to get a price on replacement of the furnace. Performed combustion tests on both furnaces. Tagged out and shut down first floor gas furnace. 2nd floor furnace is working fine at time of service.

Heat Tune Up for 100KBTU natural gas furnace 1st floor system. Filter ok. Inspected burners and heat exchanger; cleaned flame sensor. Checked hot surface ignitor resistance and looked for cracks during trial for ignition. Measured static pressure and temperature rise. Combustion/draft test:Good. During service second floor gas valve stopped opening at appropriate time during trial for ignition. Trial for ignition proceeds as designed until this point. Board is giving 24V. Gas valve has failed. I was able to complete maintenance before gas valve failed. Electrical, ductwork Good. Combustion/draft test: Good Replaced gas valve for 2nd floor system. Checked gas pressure. Tested operation. Both furnaces are operating well at the time of this maintenance.

Found 10 year old York a/c had no power going to outdoor contactor for first floor a/c. Came in side and reset the breaker. Outdoor unit came on. Found 410a system low on charge. Pressures were 325/110. Also had an 11 degree split at indoor coil. Told homeowner a few options. We can charge the system only. Second option we can add leak dye to find out where the system is leaking or we can replace the a/c. Customer decided to add refrigerant for now. Told homeowner that there is no guarantee on longevity of refrigerant charge and should probably start planning to replace the system. Added 1 lb 11 ozs of r410 a now pressures are 370/141 with a 18 degree split at indoor coil. System is working fine at time of service
