No ac, found system off upon arrival asked customer to turn the ac on, noticed compressor does not start. Check capacitor Reding very low, tried installing new capacitor still did not came on, tried hard start assist and compressor started, customer does not want to spend any money in this current system, would prefer system replacement option, home comfort consultant to come out on Monday between 1 and 3 pm

Performed heating maintenance, replaced air filter. Cleaned burners and flame sensor, inspected heat exchanger. Blew out condensate trap and drain. Serviced humidifier, cleaned and replaced water panel. Started humidifier, checked operation and set humidistat to 35%. Checked voltage, amperage and electrical connections, measured capacitor values. Started gas furnace, tested limit and safety switches. Performed combustion test. Checked operation and temperature rise.

We over System with bob and after tracing everything found that the next step is to located the zone valve for the nursery area to see if it is operating correctly. Also old computer system that runs the entire system may not be programmed correctly, bob will try to locate the zone valve and test it to see if it needs replaced.

Relative Humidity exceeds 55% during demanding days. even with AprilAire Whole home dehumidifier. Monitored Relative Humidity/Indoor return wet bulb throught my time at the house. %RH did not exceed 52%. Wire R, C, and G from equipment to DEHUM control, following install manual. ( Prevents outlet air from entering inlet of dehumidifier). Will make comfort consultation appointment with Joe to attempt to give a definitive solution to humidity problem. (Second attic AC system or another Whole home dehumidifier).

Return visit to perform combustion test on boilers 2 and 3, check gas pressure incoming and manifold pressure, incoming is 5.8 wc burner can’t be adjusted at this time firing rate should be equivalent to 4 inches water column, customer need to contact peco to increase gas pressure so we can get 4 inches water column on manifold side to archive the 200 k btu firing rate there will be an extra charge for next visit

Found a failed hard start kit. Replaced start kit. Cycled air conditioner. Checked operation and temperature drop across coil.

No cooling 3.5 Ton Trane AC system. High head pressures high subcooling. Found noticeable leaks on ubends of indoor coil. By the time homeowner had shut windows TD was 20F. 21 superheat; 14 subcooling 239/67. Problems are caused by a combination of leaking indoor coil and failed)clogged piston. Advised homeowner to use less restrictive filter and keep windows shut.

This proposal is to provide a maintenance agreement for the 3 gas boilers in the basement and includes annual maintenance. It also addresses the leaking relief valve replacement, 4-9-2021 cleaned all three boilers, cleaned heat exchanger and flue pipe, boilers were super dirty, removed all debris, check electrical connections and check gas pressure, performed combustion test check water pressure and temp ok when doing a combustion test found two boiler running on high co, check chimney draft, air intake manifold gas pressure, gas pressures as set at 1.87wc could not adjust gas up to 3.5wc incoming gas pressure to building is 5 inches wc would recommend contacting peco to increase gas pressure also during visit replaced relief valve for boiler 2 middle boiler, check for leaks no leaks found, return visit required to check combustion on other two boiler, not sure if combustion Analyzer is working properly

Customer has three boilers commercial set up, customer has to add water once a week, check water pressure and reading 20 psi, customer has questions, I currently don’t have the answers I will have if I’ve get back to customer
