first time using Dobb's , was very pleased - Khalil called right on time and arrrived as scheduled
Today I arrived to service Mr Moore units. Everything was operating under manufacture specifications.
Completed 2 system cooling maintenance, replaced filters, both units operating properly at this time. Estimate and pictures included
DCM2: Heat complete, replaced 14x20x1, 16x20x1 and 20x20x1 filters provided by homeowner. Both systems are fully functional and operating within manufacturer specifications at this time. Homeowner mentioned back room over garage is cooler in the winter and warmer in the summer. Talked to homeowner about adding duct work to the room if possible or installing a mini split in his garage. He wanted to speak with his wife about having a comfort advisor out, told him the shop would call Monday morning to schedule. Maintenance checklist attached.
DCM1: Heat completed. Changed 16x25x1 filter System is fully functional and operating within manufacturer specifications at this time. Heat rise of 60 degrees. No issues found.
Checked systems 1-7 and 9-10. System 1- arrived to main breaker tripped, reset breaker and checked operations. System has a 35amp 2 pole breaker the system says the minimum breaker size should be 36amp and maximum being 60amp. Wire to breaker is also undersized. It’s 9 gauge wire and needs to be 6 gauge to properly transfer voltage. Drain line was also broken, repaired drain line and added a clean out, deep trap, vent and insulation to help with drainage. Photos attached. System 2- quoted recently. System 3- quoted recently. System 4- is functional and operating within manufacturer specifications at this time, refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. System 5- system is not moving enough air for the system to work properly. Tried to adjust settings and blower speeds but there is no way to do so on this air handler. Will need to increase the size of the air handler for system to function properly. System 6- is fully funct
Replaced April’s wire 35 water panel
Performed single system heat maintenance, furnace operating properly at this time. Mr.said he will replace 16x25x4 filter
Performed 2 System Heat maintenance, both operating properly.
Arrived to system over cooling Check temperatures in Dining Room, Bed room, Kitchen/Living room. With system off all rooms reporting same temperature as thermostat, thermostat reporting accurate temperature in the conditioned space 75 Degrees. With system running rooms cool quicker than the thermostat is reporting. Bedroom 3 degrees cooler than temperature at thermostat. Dining room 2 degrees cooler than temperatures at thermostat. Kitchen/ Living room 2 degrees cooler than temperature at thermostat. Thermostat 1.5. Caulk thermostat wire penetration in the wall and recalibrated thermostat temperature. Manually offset temperature -2 degrees.
Did spm2 on both units, replaced 20mfd run capacitor on downstairs indoor blower, units operating properly
DCM1: A/C complete, replaced 16x25x1 filter. System is fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for outdoor and indoor weather conditions. Temp split 18. No SS2 water safety however does have a pan safety.
DCM1 service 1 of 2 AC completed changed (1) 16x25x1 filter, tested system operations everything is operating properly at this time attached is Zac maintenance checklist.
DCM2; Heat completed, replaced (1) F14x20x1, (1) F20x20x1, (1) F16x20x1, both units are operating within manufacturer design at this time. Attached is Heat maintenance checklist.
Upon arrival investigated heat strip contactor, pulling in and out, was losing 24V call at contactor, low voltage in unit, discovered a rats nest as culprit, re-wired, stripped back low voltage wires to ensure all contacts were making proper connections. Was not able to replicate issue afterwards. Belt on unit is extremely worn and tattered, need to replace to prevent any airflow issues, will need a A47. Heat strip sequencer in arching, would strongly recommend replacing heat strip to prevent from burning up.
